Total against this. I am one of the home owners looking at the 3 story eye sore on HWY 7 that took all my views away even after all the residence had voted against it. City does what ever they want. I vote NO
I would like the Town Board to defer a decision until the community has more of an opportunity to weigh in and consider all the implications of the proposed changes. The fact that this has been reviewed by the Planning Commission should not be used as an excuse that this is too late in the review process to pump the brakes.
I am opposed to the proposed Ordinance 17-24. I would like to have an actual master plan for the valley's/town's development which incorporates the various possibilities along with a stated goal for the town's future. The "Comp Plan" isn't it. We need resident engagement, not just staff's directed thoughts.
We are seasonal residents who, along with many friends, have loved visiting Estes Park. There are creative ways to increase density in appropriate, targeted spaces. But the broad brush approach taken by the proposal threatens to destroy what so many hold dear.
How is this fair to everyone who has purchased properties and developed them according to the existing codes and zoning regulations? Following both cost those folks a lot of money in terms of legal and professional costs - so now other folks will get to bypass the existing rules? How is this fair?
As the Estes Park area continues to develop, maintaining appropriate zoning regulations becomes even more important for all property owners!
I vehemently oppose this proposed change in the Development Code. This is not sustainable.

Zoning exists for a reason, to ensure consistency of architecture, harmony with the landscape, and protection of property values. Commercially developed workforce housing in random locations would destroy the quaint feeling that makes Estes Park special.
