A property developer has filed a proposal (RZN18-0008/ORD 1872) with the Town of Blacksburg to change the zoning of 1222 Patrick Henry Dr. from R5 to Planned Residential (PR). See more information at http://www.VoteNoOn1222.net.
We, the undersigned, are opposed to any rezoning of the property not currently envisioned by the Town of Blacksburg’s Comprehensive Plan because it will have a negative impact on our quality of life. Specifically, we reject any higher density residential development of this parcel as it will:
- cause more overflow parking in our neighborhood
- cause an inordinate amount of light pollution
- increase the amount of noise
- adversely impact our property values
- increase trash and broken glass along the path and in the green space/neighbor’s yards
- increase traffic congestion along Patrick Henry Drive, Progress Street, and Tom’s Creek Road
- set a precedent of increasing density on properties adjacent to single family homes

I honestly never thought this would gain this much steam but here we are and it feels like the town might actually have to listen to us for once. It is wild to see how many people are just as tired of the traffic and the noise as I am because honestly I was worried I was the only one losing sleep over this zoning mess.

While Blacksburg undoubtedly needs to grow, single family developments should be buffered from high density developments by transitional developments, as envisioned in the Comprehensive Plan.
We bought our houses with the knowledge that the Comprehensive Plan called for a transitional development there. This is not a transitional development.
If the planned development is made, neighboring property owners will unfairly suffer a significantly decreased quality of life. What is the point of zoning if property developers can petition and have zoning changed at will? Neighbors should be able to expect zoning to stay consistent over time.
I object to this type of development that further degraded neighborhoods near our elementary schools, playgrounds and walking paths. Rezoning has already been approved for stone gate properties along Tom’s creek, Sturbridge square along UCB (tripling density), and Terrace View (doubling density). Enough is enough. Preserve our neighborhoods and push for single family home development. Our emelnetary schools are being swallowed by large development and busy roads.
We've already experienced a drunk student know at our door at 3 AM thinking that it was his friend's house. Since moving here in 1994, the traffic density has quadrupled making it difficult to enjoy the nice weather by sitting outside.
I'm very strongly opposed to this because of the increased possibility of accidents at the progress St./ Patrick Henry Dr. intersection.
I oppose rezoning. I moved to BB from Montgomery County, MD because the density became overwhelming. The traffic and mass of humanity quickly becomes overwhelming. This takes away the quality of life. The quality of life that Blacksburg is known for will certainly be compromised if you continue to allow an increase in density.

Please start protecting our residential neighborhoods. Shenandoah Subdivision has become a small island for families surrounded by a sea of student filled, apartment rental properties.
