Preserve Inclusive, Equitable access to clubhouse facilities
We, the undersigned residents/owners, wish to express our disagreement with the proposal to introduce pay-per-use charges for common clubhouse and sports facilities, including the gym, swimming pool, badminton, tennis and squash courts, billiards and other shared amenities.
We recognize and respect the concerns raised regarding high usage, maintenance costs, overcrowding and responsible use of these facilities. These are valid issues that deserve discussion and appropriate solutions.
However, we believe that converting common amenities into pay-per-use facilities is not the right solution.
Our Concerns
1. Common amenities should remain accessible to the entire community
Clubhouse and sports facilities are an integral part of the amenities of our residential community. Their maintenance through CAM ensures that residents and their families have equitable access irrespective of how frequently they use individual facilities.
2. Pay-per-use can make our community less inclusive
Different families use different common amenities.
Some residents use parks and walking areas extensively, some use children's play areas, some use the swimming pool, some play sports, while others may hardly use any of these facilities.
Common maintenance works on the principle that we collectively maintain the infrastructure and amenities that make our community better — not that every resident pays only for the facilities they personally consume.
If individual usage becomes the basis for charging, the same principle could eventually be extended to many other common amenities.
3. Encouraging sports and physical activity should be a community objective
Regular participation in badminton, tennis, swimming, gym activities and other sports should be encouraged, particularly among children and young adults.
A system where every additional hour carries a financial cost may discourage residents from participating regularly and disproportionately affect families whose members actively use sporting facilities.
4. Overuse should be addressed through fair-use policies, not financial barriers
If a small number of residents are occupying facilities for unusually long periods or preventing others from getting reasonable access, this is fundamentally an access-management problem.
What We Support
This petition is not against responsible use or better management of our facilities.
We support measures that prevent monopolisation, reduce unnecessary wear and tear, improve availability and ensure that residents use common facilities responsibly.
However, we believe the solution should be better governance and equitable access rather than pay-per-use access.
Our objective should be a community where amenities remain accessible to everyone while reasonable rules ensure that no individual or small group can monopolise them.
We therefore request that the existing common-access model be retained and that the Association first implement transparent, equitable fair-use mechanisms to address excessive usage.

Making CH facilities pay per use basis doesnt go well with community living. We all enjoy one or the other part of the community living. Some do gym, some plays in park area, some uses the common space to have social gathering, do yoga, have picnic in parks, and many more activities. Each and every activity by everyone is important for their physical and mental health. One cannot do a seggregation on the maintainence cost of each and every part of our society.
Considering the broader implications of this having a much higher long-term cost, as well as having rules like this restricting people who have paid for the maintenance for so many years, it does not seem to be a good option to segregate. We need to make everything inclusive and equitable to everyone.
Common amenities & Clubhouse facilities should not be charged separately. Avoids turning a residential amenity into a commercial service, clubhouse within a residential community is primarily a shared community facility, not a commercial recreation centre. Treating every activity as a paid service changes the purpose of the amenity. There may be many who are not using them but non use does not mean non benefit or non responsibility, rather other users exercising their right to access.
Charging a per-use fee for amenities fundamentally alters the value proposition of living in this community.
It’s everyone right who are staying to use the facilities that came with whole package while buying this property. however we can manage the things by book per use, which can limit the over crowding of gym , basket ball and badminton court. How we maintain book per use, that needs thinking , process and implementation. Like every house gets equal number of coupons to use the facilities which limits overuse by an individual party and you buy more coupons if your usage is high

CAM and club house facilities should not be separated. It should not be use basis charges. Who all are living in this society, they should pay for all the facilities whether they use it or not. No one is stopping them to use it. For the better maintenance, it should be remained in the CAM charges.
