HOA "Special" Meeting Petition
Per the Turtle Creek Community Association Inc. BYLAWS, Article II Section 3, The President may call special meetings. In Addition, it shall be the duty of the President to call a special meeting of the Association if so directed by resolution of the Board of Directors or upon a petition signed by at least twenty-five percent (25%) of the Total Association Vote (the consent of Declarant shall not be required). The notice of any special meeting shall state the date, time, and place of such meeting and the purpose thereof. No business shall be transacted at a special meeting, except as stated in the notice.
We, the community of Turtle Creek, hereby request to call a "special" meeting on or before our March 7th meeting, to review and discuss the following:
- Current Board of Directors and/or vote to change
- Harassment Cases concerning the ACS Violations
- Reviewing the current ACS contract and seek an alternative if no resolution is found.
- Modification Request Fee and Processing Time frame
- We, the community, request for financial records and breakdown on where are dues are being spent. (Have confirmed this will be discussed during the March 7th Meeting)
It is our duty to fulfill the requirements to summon a "Special" meeting by getting 25% of the Total Association Vote. This is OUR neighborhood, OUR property, and while we do want to maintain or increase the value of our home by keeping the neighborhood looking nice, there is a limit. It is time to stand our ground as a community to end the "bullying" we have endured for so long.

I have been hearing so many stories from neighbors about how these ACS violations have turned our community into a place of stress rather than a home. We are gathering the momentum needed to force this special meeting and hold the Board accountable for the way they handle our dues.

Reaching this threshold proves that our neighbors are no longer willing to accept the status quo in Turtle Creek. I am exhausted from the constant overreach and it is clear that many of you feel the exact same way about our right to fair representation.

There are members that have a life time appointment. Meaning they have been on the board for several years. There needs to be terms limits and we need to see the proxies they use to push their agenda. I have also called ACS and complained about Debbie's terrible attitude. This will show ACS the homeowners are serious and expect our management company to respect the Homeowners. I will be at the meeting.
There is a lack of transparency with the actions of the board. There are not a lot of common sense solutions being applied
I'm in. The letters received which were many are my concern. Oh yes what about the spies in their cars checking out our front yards.....
Frist, ACS is doing too much stress to home owner regarding almost everything. Second, Used HOA Fee's list is not clear, the budget balance is always Zero after admitted. Home owner can do control for house condition by themselves. Third,
Fees are exorbitant for what is done. Not happy with how the pool was managed or lack thereof last year .
I've been tired of it. I will be there.
We have been bullied by the ACS for years now. And have just received ANOTHER notification about something else. Someone sits across the street and watches our home numerous times.

Thank you for creating this petition. I have felt this way for years and I currently have a lien against my property because I was unable to paint my house in the specified time frame so I incurred $25/day fines + legal fees because we were taken to court. Believe me, I wanted to paint but at the time could not afford to do so. I got a letter this fall because I had leaves on the ground! When will it end??
