The WHR/ Volken Academy currently sits on agriculture zoned property directly across from Sun Groves residential community (1800 houses and two schools). Currently operating as a horse facility/ feed store and drug and alcohol treatment center, they have requested a SUP allowing them to host major outdoor events/concerts on a nightly basis.
The permit in question grants the John Volken Acadamy (for the next 30 years) the right to:
1) Hold UNLIMITED OUTDOOR concerts/events for 750 people every night of the week
2) Hold 20 OUTDOOR concerts/events for OVER 750 people
3) Hold 10 OUTDOOR concerts/events for OVER 1500 people per year.
4) Blast outdoor LOUDSPEAKER sound system until 11 PM EVERY every night of the week with no Db restriction
5) ALCOHOL will be allowed to be served at any of these events
6) "Events" may be up to several days long
This violates the very core of the existing zoning standards designed and implemented by city and county planners. The SUP is beyond excessive pertaining to the function of agricultural zoned property. A change of this magnitude should demand examination through the lens of a full zoning change request procedure.

I oppose to the new permit. The loud speaker at 7 am is unacceptable (without windows and doors open). The raffic is horrible! The loud trucks and trailers! It was so nice out this weekend but we were unable to open windows or sit outside.
I live right across the street from the Welcome Home Ranch and even with all the improvements that they have made, I can still hear them talking on the talking on the loud speaker inside my house. Trying to get a baby to sleep when you are constantly hearing talking etc. is very difficult. Please stop this from happening.
I oppose to the zoning changes described in this special use permit. It will negatively impact the surrounding neighborhoods, it could pose saftey issues to our neighborhood families. We have Sr. citizen communities, elementary schools and high schools all in the area. It would be irresponsible to allow something like that to be approved.
I'm opposed to the 30-year provision of this permit. I believe the Welcome Home Ranch is a responsible owner, but if the facility is sold and the permit goes with it, we could have serious problems.
Ummmm, getting people help with addiction is one thing, but serving alcohol in front of these people that are there trying to get help is a little contradictory don't you think. And for a 30 year permit. We moved to this neighbor because it was on the outskirts of the city, peaceful and quiet. And now this?
I oppose this. The number events being requested is excessive.
I Don't understand how they can give an 'approval recommend' so close to a residential area. What basis did they use?

This is a NOT a good thing for our community. Noise, traffic, alcohol sales, etc all within our small community with a school within yards of this facility? Absolutely not. This will negatively affect our home values and our peacefulness and potentially our safe area. 100% opposed.
