We, the undersigned, OPPOSE Special Use Permit Case #SUP-06-123 and ask that you vote to protect our communities and schools by REJECTING the developer\'s request to put 85 homes onto 60 foot by 90 foot lots within an established R100 zoned area.
This development would attach to Gatewood Acres and hurt all nearby communities. It would negatively TRIPLE CAR TRAFFIC, trucks and busses in Gatewood Acres. It would also worsen traffic where Gatewood Drive connects to already-congested Braselton Highway (SR 124). This will cause many more dangerous driving situations for all surrounding communitites due to hundreds of extra \"left-turns\" without Traffic Control each week.
It would further OVER-CROWD 3 very crowded schools: Dyer Elementary, Creekland Middle and Collins Hill High. Our children are already being taught in multiple expansion trailers - why make it worse
It will HARM property values and quality of life by a house unit density of 5.7 per acre developed. Although the developer claims a lower density by including some unbuilt acreage, the true visual impact will be a HIGH-DENSITY area that is wholly inconsistent with our existing residences.
It VIOLATES the Gwinnett County Area Plan Policy Standard that states such developments should not be placed in an established low-density Residential area. The developer is trying to pervert the Conservation Subdivion option by squeezing 85 lots into only 15 acres. The visual impact will be very much like Row Houses that do not conform to R-100 spacing.
Please REJECT this Special Use Permit and protect our communities and schools by only allowing regular R-100 zoning for this site - which would have less negative impact on our quality of life.
I have spent the last few days talking with neighbors in Gatewood Acres who are genuinely terrified about what this congestion will do to our narrow streets. It is clear that the city is not listening to the families currently living here so I am currently preparing a formal presentation to challenge their density claims at the upcoming planning session.

Seeing this kind of momentum confirms that I am not the only one worried about our children in those crowded trailers. It is clear that our neighbors are ready to fight for the safety of our streets and the character of our homes.

Traffic on 124 is a nightmare already. Adding more cars is just asking for a fatal accident. Think about the kids at Dyer getting on those buses!

Keep our neighborhood suburban. Nobody wants a bunch of row houses crammed into a space that cant handle it. Stop the density!
