Mountain Creek residents standing in opposition for zoning request change on Valley Bridge Road (Case Number 2024-0122).

We oppose the requested zoning change for reasons that include, but are not limited to:

  • Traffic issues as cited in recent Corridor Study.
  • Drainage issues with the wetlands behind Four Squares and Red Bank Elementary School.
  • Flooding concerns with Mountain Creek.
  • Increased load on already taxed infrastructure (electricity, water and roadways).
  • Development Compatibility with neighboring structures.
  • Easement and Buffer Zone encroachment.
  • Access to proposed development for Fire, Police and EMS.
  • Perceived lack of ability for proposed structures to be serviced without encroaching on public roadways or adjacent private property.

I have been staring at the maps all evening and the drainage problems near the elementary school just keep looking worse the more I trace the lines. My inbox is totally blowing up with notes about how the traffic on Valley Bridge Road is already a total nightmare and honestly it makes my head spin trying to figure out how they think more townhomes could possibly fit there.

All the reasons stated on the petition but the other thing that is affected is the quality of life. Having green spaces is very important to our well being. This removes yet another green space which is also utilized by the wildlife which has nowhere to go if we keep builing.

Please don't ruin my home and neighborhood. There is too much traffic on Mountain Creek and our neighborhood makes me feel safe as a teenager. I will need feel safe to walk my dogs if this happens.

This development does not fit with the sentiment of the Mountain Creek Corridor Study that was published by the Chattanooga-Hamilton County Regional Planning Agency published last year.

This is an illogical location when there are lots of other, less densely development areas which are avaliable AND for sale. MTN.CREEK RD is already too small to handle all the traffic it has now, much less a major development with an average of 2.28 vehicles per residence.

Does not fit the contour of the existing Spring Valley subdivision, which has been here for almost 60 years. Furthermore, current utilities and roads will not support project.

We do not need any more high density developments on Mtn Creek Rd. One end of the road is still only one lane at the exit on 27. Until the city steps up to widen the road to two lanes and offers all the infrastructure required by a city we cannot allow any more development in the area.

This green space with mature trees are the only buffer to the hot, empty parking lot at Four Squares. Please block further construction in this area.

I ask our government to block further construction on this crowded and narrow road . Crime is creeping into our beautiful area with the increased density of homes. Traffic is awful. Please protect our safety and beauty.
