Concerned residents of Travelers Rest, Watson Rd, Watson Crossing, and Old Buncombe Rd. have joined together in opposition to changing the zoning at the property located along Old Buncombe Road, Pin#0479000101700 and 048000100803 in (portion), from C2 to FRD.
The developer has asked county officials to support this change for the purpose of allowing 53 sites for mobile "tiny houses" to be on a leased basis on this property. Although the plan says 5.3 acres, the proposed plan image attached to this petition places these 53 homes on a 3.7 acre plot with only a 35 ft. buffer to a large creek that is a tributary of the Reedy River.
This zoning change would result in bringing a drastic increase in traffic and population density with little to no change for the current infrastructure on roadways that are already too small for current traffic usage including a small bridge built in 1910 and a heritage location. There is already another approved development that has begun building road cuts adjacent to Watson Crossing and Northcliff with 44 normal sized family homes scheduled to be built. The same road system will have to support this great increase in volume on Watson Rd, Old Buncombe Rd, Hwy 25 (with no traffic light) and 2 swamp rabbit trail crossings.
There have been informal reports (hearsay) of property values decreasing around a similar community in Greer, SC.
The extensive grading that will be needed to complete this proposed development will destroy the natural landscape that creates a natural shaded gorge in which the swamp rabbit trail travels through.
We are not opposed to single-family homes consistent with other homes in the area sold on a permanent basis zoning R6 through 20A

We just hit 100 signatures and the developers are already feeling the heat from our community. Travelers Rest is not for sale to these people who want to cram 53 houses into a tiny lot and destroy our infrastructure.

It is a terrible place to think about having this many "Tiny Homes". Much too crowded together for the land area & the streets which are narrow, winding with no shoulders. If the developer wants to build this type of plan, he needs to locate it where there is more land area. Perhaps north of city of TR where it's not so congested.
This is a terrible idea. Just to add to the other problems, a subdivision that close to the reedy would create more runnoff and pollution in a river that is already sadly abused.
The density of this development is not consistent with the surrounding uses and therefore should not be allowed. If this were in a downtown area, the density would be more suitable.
I am concerned that this brings unwanted and unneeded traffic to our region with no plans to increase the infrastructure. This also is not the single household homes that are in this region and will bring down the values of other homes is this area.
Part of the appeal of TR is the beautiful nature that surrounds the city and trail. While certain additions along the trail have added appeal, this project misses the mark. Let's keep Travelers Rest beautiful!
This site is listing me as a resident of Woodruff. That is in ERROR. I live in Hunters Ridge off of Foothills Road! This type of error may not sway decision makers since it will appear that I am not even shown as a resident of Greenville County.
I'm against this proposal and believe it would not be in keeping with what we in TR want to see in our community. It would be too congested and detract from the environment we want to keep here. We didn't move here to see the area go down but to see it continue in the direction it has already begun.
