We, the concerned neighbors of the Miser property fronting Montvale Road and bordering Farris Road, respectfully ask for no zoning change on this parcel for the following reasons:
- The proposed 38-unit townhome development will not be in harmony with the area in which it is to be located. This area of Maryville is at the edge of the city limit with large lots and single-family homes. There are no other townhomes in this part of Maryville and the proposed zoning exception would clearly be inconsistent with neighborhood harmony as well as the expectations of homeowners who willingly drive the extra distance to the edge of the city limits to enjoy the benefits of the current zoning rules.
- Current infrastructure cannot handle the increase in traffic that will occur if the rezoning is permitted. Both Montvale Road and Farris Road have extreme blind spots in the areas marked for entrance to the development. If this rezoning is approved and the planned development completed, the residential neighborhoods surrounding the property will witness a dramatic increase in traffic in an already heavily congested area, which will lead to more accidents and injuries.
- If completed as proposed, the development will have an adverse effect on property values of the immediate area’s single-family homes.
- The subject lot (highlighted in red on the attached image) is also feet away from another lot (highlighted in yellow) where up to 7 homes are being built with driveway entrances on Farris Road, thereby increasing traffic congestion on Farris Road.
Please accept the signatures attached as opposition to the rezoning of the Miser property.

I was walking past the Miser property again this morning and just thinking about those blind spots on Farris Road because they honestly scare me every time I drive through there. Someone messaged me saying they heard the developers might try to rush the zoning board hearing soon and even though I do not know if that is true it definitely means we should stay alert.

I really thought this might just disappear into the void but looking at how many people actually signed shows that I am definitely not the only one losing sleep over those blind spots on Montvale. It feels like we finally have a real chance to show them that this neighborhood is not just some empty space for developers to mess with while they ignore the reality of the traffic.

We have lived on Farris Road since 1977. Over the years, we have seen the traffic on Farris and Montvale increase with each addition. Until I retired, I was one of the many trying to get into Maryville@7:30 am. I retired in 2011. At that time traffic would be backed up from the traffic light at the intersection near Victory Baptist all the way to Farris Road. I cannot imagine how it would be with the addition of 38 more families. Plus, the additional homes that are already being started at the end of our driveway.
I agree with the above information. We live immediately across from the proposed Montvale property. At baseline we have responded to numerous wrecks in our side yard at all hours of the night. This property proposed is certain to increase the dangers at this location as well as profoundly impact our investment in the Heritage Hills neighborhood. We kindly ask that you consider denying this rezoning request. We would not have invested in this property had we known that the zoning protections of this property location would be altered. We would be in attendance for this meeting were we not out of town on planned vacation.
I have 2 daughters that travel Farris and Montvale Rd. daily going to school and those 2 roads are crazy enough. MPD already has to put out the mobile speed detection to slow people down and you want to add another 80 to 100 vehicles to this area full of kids and teenagers. Please don't !!
Townhouses do not fit in to the single family zoning in this area, and traffic safety is already a concern when pulling out onto Montvale Rd in this area due to the blind hill/curve.
My wife and I live at 2011 Farris Road. And looking at this with tape measure in hand, it appears that the structure closest to our property will be approximately 40-45 feet away. We bout this home this past November, because it is in a single dwelling residential area. Maryville seems to be building all homes on top of each other these days. Traffic noise is another concern, being that it is already loud from both Farris and Montvale Roads! Both roads are already heavily traveled, with already having safety concerns.
I live at 116 Amburn Drive and take Farris and Montvale to work every day. This would be a major traffic issue and as well as a disturbance to the peaceful area we live in.
Too many homes proposed. Montvale Road is already dangerous without allowing an increase in traffic.

They are using a sink hole for the drainage on the section that has been graded and this will contaminate the wells in this area. Another concern is there will be no place for children and pets to play due to the size of the lots.
