Dear Mayor Jackson and Council members,

The Montclair City Council is considering imposing RENT CONTROL on all non-owner-occupied apartments in Montclair.

For the reasons stated below we are opposed to this proposal:

  • The Town Council is overriding TWO referendums in which we said NO to rent control.
  • The Town Council is not only doing this over our objection, they are doing it with little to no input from Montclarions themselves.
  • Universally, studies have shown that rather than help those in need, Rent Control leads to:
    • Decreased affordability for renters
    • Decreased supply of housing for renters
    • Increased taxes for ALL town residents
    • Lower property values for ALL property types
  • The pending Ordinance transforms a community of inclusion into a community of division.
  • Many people who do not need relief will be subsidized anyway.
  • The inevitable reduction of new constriction and improvements will limit this source of increased revenue.
  • Rent Control will reduce incentive for rental property owners to maintain or improve properties.
    • The result is deterioration of once beautiful properties and urban blight.
  • Large increases in property taxes have and will continue to cause homeowners to leave Montclair.
  • The Mayor and Council are meant to be the voice of all the people and the expression of our will collectively.

To the Mayor and Town Council of Montclair:

I do not want rent control in Montclair and as a senior citizen and a recent retiree this would have devastating impact on my quality of life with added costs and propert devalued. This is unfair inwarranty and certainly conducted without the knowledge and involvment of the homeowners.

I own a multi family building in town. I’ve never raised rents more than the proposed 4.5% but I don’t believe the township has the right to limit my ability to do so if costs warrant. Most of my tenants have incomes larger than mine. I do not believe I need to subsidize them.

Rent control is a classic example of a common sense rule with disastrous second order impacts. Inexpensive housing and mobility are best preserved be encouraging building and subdivision and easing commute times, not by decreasing the value of existing rental stock.

I’ve been on both sides of this issue. Rent control hurts towns. Investors will not invest their money in the town with rent control. Bloomfield has rent control on over six units. Parts of Bergen county are falling apart because of rent control

Passing this without any input from Montclair citizens is sneaky! This is an issue worthy of discussion and negotiation but to tried to pass it while we are all housebound sounds like a personal agenda.

I, as a small landlord, work very hard to provide good apartments for tenants and save aggressively for the rising tax. Rent control discourages the hard working small landlords who contribute much to the town.
