While many throughout North Dallas celebrate the possible arrival of H-E-B, at Hillcrest/LBJ, we, the direct neighbors and Hillcrest commuters, will bear the true cost and must stand together against this irresponsible plan.
This isn't a case of "more convenience for everyone" but a clear instance of prioritizing corporate profit over people.
The proposed rezoning to Regional Retail at Hillcrest & LBJ is not the responsible, community-focused project the corporation is known for. Instead, it is an irresponsible plan that completely ignores their model of well-designed, spacious sites. It is a profit driven decision that threatens the long-term stability and character of our neighborhood by cramming a mega-store onto a parcel too small for it to succeed responsibly and dumping unimaginable volumes of traffic into our neighborhood.
Those further away may see the store as a benefit, but we, the direct neighbors and commuters, see it for what it is: a corporate plan that puts profit squarely ahead of people.
Here are our primary concerns:
- Traffic gridlock
- Increased risks to local pedestrians
- Increased homelessness and panhandling
- Declining home values
- Increased neighborhood degradation
- Other undesirable businesses built on this parcel if H-E-B chooses not to build there after securing the regional retail rezoning
Don't let H-E-B's popularity blind us to the disastrous impact on our homes, our safety, and quality of life.

Regional retail zoning goes against the city’s own standards. Noise pollution, light pollution, and air pollution will all increase, with thousands of nearby residents affected the most.
This amount of increased traffic will ruin the area, Hillcrest road will be a disaster. I asked about number of big rig trucks and they only mentioned the 6 daily HEB trucks, purposely leaving out traffic from vendors. We love HEB like many other people, but we don’t need a flagship store here.
I've lived off Hillcrest since 1979. This road cannot sustain more traffic in this already congested area. HEB can find a more suitable location. Thousands of neighbors and commuters cannot.

There are 2 proposed entrances and exits. If it rains and the frontage road is closed, all traffic will be exiting onto Hillcrest. This is an unrealistic option. The site is too small for HEB. This piece of land will not work.
I do not live in this area, but I am against big-box development, and destruction of buildings that are more than 50 years of age. They should be considered historical. Big box retail hurts neighborhoods, and food delivery to impoverished communities should be done so through the means of smaller stores so walk ability is assured. I am disappointing in Dallas's lack of care and concern for both their historic preservation and their residents' well being.
we don’t need another grocery store and more traffic in this already dumpster pot of toads and traffic and poor city planning coming together in this one “ hot spot” of dallas.
