Stop the Dollar General at Greendale Dr & Hickory Grove Rd

TKC Land Development II, LLC has asked Gaston County to rezone two residential lots (R-1) on Hickory Grove Rd to commercial (C-1) so a Dollar General can be built right up against our homes. The County Commissioners will decide, and they need to hear from us.

We've already made a difference. On October 5, the Gaston County Planning Board voted unanimously against moving forward with this rezoning after about 10 neighbors stood up and spoke. The Planning Board's vote is a recommendation. The Board of Commissioners makes the final decision at a public hearing on October 27, and we need to show them this neighborhood is united.

Why this site doesn't work:

A blind corner on a 45 mph road. The store would sit where drivers can't see turning traffic coming in and out.

A history of serious crashes. This stretch has already seen many accidents, including deaths. Adding store customers and delivery trucks makes it more dangerous.

Flooding is already a problem. This area floods today. Paving over these lots means more stormwater runoff onto neighboring homes and roads.

One road in and out. Our neighborhood has a single way in and out. Store traffic and delivery trucks would crowd the only road residents rely on, including in emergencies.

The lot is too small for the store. The developer is asking the County to reduce required parking from 33 spaces to 21. Overflow parking would likely spill onto Hickory Grove Rd, Smith Rd, and Greendale Dr.

Septic is unresolved. The site has no sewer, and the developer's plan shows only a "potential" septic area that still needs County Environmental Health approval.

Minimal protection for neighbors. The plan offers only a 15-foot buffer with a fence next to homes, alongside a lighted sign, a dumpster pad, and a truck delivery area.

Homes, not retail. These lots are zoned residential for a reason. A commercial store does not belong in the middle of our neighborhood.

By signing this petition, you are asking the Gaston County Board of Commissioners to deny rezoning case REZ-26-07-08-00252 and keep these lots residential.

I oppose this rezoning because the risks far outweigh any potential benefits. This proposal would increase traffic and safety concerns on an already challenging stretch of road while bringing commercial activity into the middle of a residential neighborhood. The impact on neighborhood safety, traffic, and overall community character is simply too great to justify the change.

This is going to be such an eyesore in such a nice neighborhood. Plus it will be on a sharp corner causing a danger to motorists leaving the neighborhood. Stop putting these all over the place and ruining the small town we live in!

"This land runs right adjacent to my house at 103 Green Dale; the entrance to the store would be almost in my front yard. The traffic it would cause would make an already dangerous situation much worst.

We do not need this property to be zone to have a Dollar General. It is already a dangerous part of Hickory Grove Road due to the blind curve. This will be even more dangerous.
