Petition to Oppose 7-Eleven and Gas Station at the Entrance to Del Webb Minneola
We, the undersigned residents and concerned citizens, strongly oppose the proposed development of a 7-Eleven convenience store and gas station at the entrance to our neighborhood, for the following reasons:
- Traffic & Safety:
Both streets to the site are only two lanes and already congested. A high-traffic business will increase accident risk and slow emergency response.
- Property Values:
Our homes average $500,000+, with multimillion-dollar homes under construction nearby. This project would lower values and deter buyers.
- Residential Character:
The area is 100% residential ̶ no existing commercial businesses. This development would permanently change the character of our community.
- Crime Concerns:
Gas stations and convenience stores see higher rates of theft, vandalism, and loitering.
- Special Variance Required:
The gas station portion needs a special zoning variance ̶ because it does not belong in a residential neighborhood. Approving it would set a harmful precedent.
- Environmental Risks:
Gas stations carry risks of fuel spills, hazardous emissions, and noise near homes and families.
We respectfully urge the City Commission to reject this proposal and preserve the safety, property values, and residential nature of our neighborhood.

Not necessary to add more gas pumps as the Circle K and Sam’s/Walmart will have pumps as well. Not safe for Del Webb and new communities coming. Strongly oppose this!
I believe this gas station isn't needed, will propose a safety threat, will lower the cost of nearby property, and will at some point leak into neary water wells.
The intersection that serves this area is already highly inadequate. Especially, with the pending northward expansion of Hancock Road, bringing in even more traffic and the hundreds of homes in the Sugarloaf Mountain area. The City of Minneola should plan ahead and take care of the infrastructure and roads first before considering such projects.
Please do not put a convenience store/gas station near our beautiful entrance on N. Hancock leading to Del Webb Minneola, as it would be an eyesore, cause noise, and perhaps bring crime. We all moved into our 55+ community for peace and quiet, without any traffic noise.
Light commercial office, assisted living, or small retail is very different from a traffic and property value, quality of life perspective than a gas station/convenience store. Please deny the exception and allow the land be developed according to the initial zoning plan.
Too much congestion not a good location with high probable of more accidents creating unsafe environment in the area.
As a resident who lives in one of the subdivisions on Bellamy Road, I oppose this 7-11 store and gas station, or any similar project on this property. It will cause overwhelming traffic to that corner, which will increase potential accidents.

Please ask investor to reevaluate parcel and partner with town and county government to turn it into a biking trailhead with small businesses that would support biking and community interests. Thank you.
