Race Trac is proposing a gas station / convenience store at the corner of Hwy 26 and John McCain in Colleyville. Details are:

- 24 / 7

- 16 pumps (regular and diesel)

- 3 underground storage tanks

- Gasoline sales are NOT revenue to the city. Executives have estimated tax revenue to the city between $50,000 and $96,000 per year which translates to $55 per person every time a person stops. (lottery sales are NOT revenue to the city either).



- Environmental impact

- ozone pollution (leads to respiratory problems and asthma, according to the National Institutes of Health)

- Benzene (a known carcinogen) is among the 20 most widely used chemicals in the United States and also a natural part of crude oil and gasoline (and therefore motor vehicle exhaust).

- Storage tanks could leak.

- Decreased property values. Realtor property value adjustments include a ($6,000) adjustment for retail/commercial development.

- Planned water retention pond at the back of the property within 100’ of houses and neighborhood.

- Parking is currently zoned within 100’ of houses and neighborhoods.

- Increased traffic at intersection; Race Trac’s own traffic study was flawed and incorrect. Increased traffic from food, gasoline and customers occurring 24/7.

Please join me and sign the petition to say NO to Race Trac. The addition of a large, 24/7 discounted gasoline station at the entrance to our city and within 100’ of our neighborhoods is not the vision for our city. We can do better and we should do better.

The scale of this response is shifting how the city council perceives our opposition. I have finalized the formal brief detailing the flaws in the traffic study and am filing it with the planning department tomorrow.

How about a small electric car charging station ? Please keep the trees and keep the green space on the Southwest side of John McCain & Hwy 26! Let's stand for sustaining air quality for human life in this age of climate change! The natural area is priceless for the aesthetics/soothing beauty and greets & celebrates people coming home from Big D and surviving the concrete jungle! Present & Future generations will thank you!

This is a terrible idea! There are plenty of gas stations within a 5 mile radius -- the citizens of our community deserve better! Increased crime, pollution and traffic is lose/lose for everyone involved - except the developer!

Why Race Trac continues to push this on Colleyville , to me, is more worrisome than the gas station itself ! None of their figures made any sense, and I believe their are trying to sell residents a false promise . There was already a previous attempt from another major gas chain . That did not work . The intersection is busy as it is with all the transient traffic. Traffic that does not stop and spend money in Colleyville . Are we to accommodate everyone's gas and go preference ? Yes, the owner of the property has a right to sell his land , however , needing a zoning change for something the citizens of Colleyville have been quite outspoken against, speaks volumes .

I am opposed to the proposed Race Trac at 26 and John McCain in Colleyville, TX. Besides the deleterious environmental effects, the generated tax revenues are not worth it.

I'm very much against this. The intersection is too busy (I live off John McCain), there is already a gas station a block away, it would be an eye sore at the entrance of our city, a gas station has already failed at this location. I would rather something different at this location.

Before you vote take a close look around that area... what I see are neighborhoods filled with homes with backyards & pools & kids, doctor's offices, a private preschool filled with kids & playgrounds & a waterpark, livestock, a creek with vegetation and animals, a walking/biking trail, and a nursery all nearby- just to name a few... is this really the best location for a gas station? Gas stations don't belong in neighborhoods with homes and schools and animals.

Are you Kidding? Please do not Approve a Racetrack anywhere in Colleyville!. That corner is perfect just the way it is. It's the gateway to our tow. Is that the first thing you want visitors to see? Come to Colleyville. We have cheap gas right after the Tree City USA sign? Thank you so much for doing the right thing. Jeff
