We, the communities of Deep Cove and North Dollarton, oppose Darwin Properties' plans to redevelop the properties located at 1012-1110 Deep Cove Road. We believe any development should be consistent with the current zoning of these properties, especially the VC-DC zoning of 1012-1046 Deep Cove Road. We note that the current VC-DC zoning was established in 2011 as a result of significant community opposition to Darwin Properties' proposed redevelopment of these properties at the time. The VC-DC zoning restricts the building height to 25 ft or two storeys, in contrast to the previous C2 and C3 zoning that allowed for a maximum building height of 40 ft. VC-DC zoning calls for the site to be used primarily for commercial purposes with the possibility of residential units on a second floor. We are appalled at the DNV's willingness to consider Darwin's current development proposal, including the zoning variances and rezoning that will be required, given that the community went through this just 6 years ago and was successful in having the bylaws amended to reflect their preferences.
