I have written to Mr. Zhang and expressed my concerns about the propsed height of the development and its impact on the immediate neighbours. As well, I wondered why there is no provision for any subsidized housing. Deep Cove has always been a diverse community, and I regret new housing is priced for the market.

The neighborhood already has a congestion problem and not enough parking which will be exasperated by having the Pub on the corner with only 14 parking spots.The height variance would affect too many homes in a negative manner. Residential homes should not be ripped down to make room for a few more townhouses.

I am happy to support development within the bylaws. There can be rare exceptions for hardship given the negative impact on neighbors is reasonable & minimal. This development can not demonstrate hardship. I disagree with the developer putting forward a plan with 68 parking spots. 2 each for the condos is probably reasonable even though there is sure to be significant spill over onto the streets, especially on event nights like Carol Ship Nights. 14 spots for the Raven Pub is less than half of what they have now. Most nights the lot is full with all street parking on Deep Cove Rd taken and all the space in front of Central motors full of parked cars.
It would be a bit hard to take for the existing home owners behind to watch the Carol ship partygoers enjoying the view from the 3rd level that took away the view they were entitled to prior to a bylaw change. I personally have no problem with new development within the bylaws taking away someone’s view. The view in that case was just borrowed. It is a very different case when the developer seeks to renegotiate those bylaws for profit without compensation to those harmed by loss of legitimately entitled views. Views are one of the many reasons people locate to Deep Cove and home values with views reflect that. Loss of view will cost those homeowners at least 10% of their home value. That could mean as much as $100m to $150M for that homeowner.
I would also request that there needs to be a better system of staging, loading, unloading and the mess developers leave on the roads. Developers taking over the streets & blocking traffic rather than using their own land has really become unreasonable given the profitability of these projects. Projects at Mountain Hwy and at Cates Park should have done that. I’m all for cooperating but this seems a bit one sided as there is no value in more density for commuters and obvious value for the developer.
My last request is regarding the traffic flow system on Mount Seymour Parkway.

Ridiculous!!!!!
Not only is the building going to block my view, there is insufficient infrastructure such as electrical overhead power lines, poor storm drainage and sewer already in place. There is also only one sidewalk on the existing Raven Pub side of the street.
Further to this, should the District of North Vancouver allow this project as proposed, there will be insufficient parking!!!

I am proud to be a part of the Deep Cove community and inspired by the collaboration of its members to preserve the viability and accessibility of small businesses in Deep Cove. Zoning should reflect the needs of the existing community. Increased development and densification at the expense of existing necessary services for current residents (preschool/ before and after school care, Central Motors, and Deep Cove Music etc.) is short sighted. Densification and congestion to a small intersection already overwhelmed by tourist traffic will decrease the quality of life for residents.

Development should be consistent with the current zoning of these properties,. I feel zoning variances should only be considered in exception circumstances. Excpetions should reflect benefits to the community at large, and not the developer. At this point Darwin Properties has not presented any compelling argument to recieve an exception that would benefit the community.

Phase 1 of the re-development should be revised to meet the current VC-DC zoning that was determined in 2010/2011 through much community consultation. Phase 2 should be revised to be in character with the VC-DC Phase 1 zoning, with extra consideration for neighbours to the north and east. If the single-family lot that is currently part of the development scheme is included, it should be configured as a step-down to the other adjacent single-family homes and the existing townhomes north of the site. All reasonable efforts should be made to retain the existing businesses within the re-development, and to address parking for the Raven, which is already a neighbourhood problem and is proposed to be reduced.

We,re not opposed to development in general and understand that developers are entitled to make a profit, HOWEVER, the profit should NOT be at the expense of the neighbours as is in this proposal.
We will suffer a significant loss in the value of our properties if this development is allowed. The loss of views, privacy and precious sun light will have a negative effect on quiet enjoyment and property values of near by homes (not to mention the impact of increased parking and traffic concerns).
Mayor and Council, please listen to the neighbourhood!

We live on a mountain slope sloping towards the east and it is inconsiderate to the families living behind on the downward side of the slope to the proposed new development. They would lose their privacy and light. Keep the height restrictions down and reconsider the setbacks so that a new development does not impact the enjoyment of theses families properties. We live in a unique community. Please do not overburdened our streets with lack of parking. Patrons of the pub are already overflowing onto neighbouring side streets to park. Cars fitted with Kayaks on their roof tops do not fit in underground parking lots.
I am opposed to any variances proposed for this development.

Please do not overburdened our streets with lack of parking. Patrons of the pub are already overflowing onto neighbouring side streets to park. I am the owner of Darwin properties and the Raven pub. I am also a 35 year resident of deep cove. I was sent a copy of this petition this morning and I am please that the deep cove community passionate about the future plans for this property. When the property was listed for sale nearly 10 years ago my family purchased the site to make sure that a local had influence on the future of the property. I have read all of the comments posted on this site and I conclude that we need to reconnect with the community before our application advances any further. if you believe that this is necessary then please let us know and we will coordinate a meeting at Seycove gym and provide advanced notice of the meeting to make sure everyone interested can attend. Thank you for your comments they have been heard.
