We, the undersigned, strongly oppose Development Application PR 18146 (Block & Parcel 60702/8), which proposes the construction of a three-storey, 24-room short-term rental complex in the heart of Cooper Jack — a medium-density, residential-only neighbourhood in Providenciales.

This development includes multiple residential units, a pool, gym, spa, and commercial-style amenities, all on just one acre of land. It will drastically alter the peaceful character of our community, introduce excessive noise and traffic, overwhelm our infrastructure, and directly impact the quality of life and property values of residents — especially those adjacent to the site.

Cooper Jack is one of the last truly residential, quiet, family-oriented areas left on island. It is not zoned for high-density commercial-style developments. Allowing this project would ignore current zoning laws, violate the National Physical Development Plan, and set a dangerous precedent for future developments in protected areas.

We urge the Physical Planning Board to reject this application and protect the zoning, integrity, and livability of Cooper Jack for current and future generations.

I strongly object to the proposed development (PR 18146) in Cooper Jack. As a 16-year-old Belonger and future inheritor of my family’s land, this project would destroy the peaceful neighborhood my family has lived in for years. It threatens my inheritance, our way of life, and the future of Cooper Jack as a residential community.

Developments with this type of density should be carried out in areas with zoning that allows this density. The developer of this project should have purchased a property for this project in an area which allowed high density development. The Planning department needs to preserve some neighbourhoods with a residential character

This is a ridiculous proposal in a residential neighborhood on 1 acre! The invasion of uncontrolled development is anathema to the ‘beautiful by nature’ subtitle which we love. We are becoming daily ‘ugly by design’ if this is permitted.

Haven’t seen the plans but wonder how so many apartments on such a small parcel can accommodate the parking codes, alongside swimming pools and other amenities. Good project, wrong site.

This proposed development exceeds the density allowed for this area. Why would we want our neighborhood to morph into a high density residential area when tge reason we invested in this area was because it was zoned medium density.

I live on Waterfront Court in the Cooper Jack Settlement. The infrastructure cannot handle this kind of development. It would be an eyesore and bring the wrong kind of people into the area. The amount of trash (mostly from construction - from the trucks and workers) has drastically increased since The Strand has been developed. Let’s keep Cooper Jack a residential, peaceful neighborhood.
