We, the residents of Crystal Cove Estates, oppose the variances as requested for the property located North of Hunter Pass on Howard Road. We do not support the project for reasons including but not limited to the following:

1. This will increase traffic throughout the neighborhood.

2. The noise level will increase throughout the neighborhood.

3. The amount of acreage available is not enough for all of their endeavors.

4. The proposed zoning changes will have a negative effect on property values.

I have been staring at the maps for Howard Road all morning and honestly the traffic projections just do not make a lick of sense to me. People keep sending me messages about the noise levels and honestly it is comforting to know I am not the only one losing sleep over this zoning disaster.

I honestly never thought this many people would actually care about the Howard Road zoning mess but wow the momentum keeps building and it really shows just how much we all value our quiet streets. It feels like the city is finally going to have to listen to us because there is just no way they can ignore this many neighbors standing together against those variances.

Jesse Gibson is absolutely opposed to this project for all reasons already listed. In addition, the existing streets in our neighborhood cannot accommodate expected traffic ---- nor can Howard Road..

My primary concern is that this venue will serve alcohol to drivers that will be navigating one of the most dangerous roads in Waxahachie.

I have been informed that most of the downtown merchants have signed in favor of this petition. I am personally appalled by their actions. Much of their business gravitates from people living in Crystal Cove. If the landowner of said plot of land is granted this final permit, the city must be prepared to accept that it has devalued multimillion dollar homes. In that respect, we will fight to have our taxes greatly lowered. The revenue loss to the city will never be made up by a property the will be given an agricultural exemption by keeping the full count of seven horses on the property. I say no to this building plan as do many.

As a home owner on a high-value waterfront lot in Crystal Cove, I and my spouse strongly oppose this request to change to zoning of this property for the reasons laid-out in the petition.

We oppose this zoning and its proposed project for the reasons stated in the letter, additionally, Crystal Cove Estates, our homes are located in an area that we would NOT encourage tourism, additional traffic or noise polution. We strongly believe that the proposed area will not support the intended goals of their project.

I'm concerned that there was NO communication with the neighborhood about this prior to its presentation to the board. It's possible that my opposition could be overcome, but the non-inclusion of stakeholders has left me suspicious. (And, if I had written this, I would have spelled EFFECT correctly...)
