We, the residents of Preston Hills and similar nearby neighborhoods, are concerned about protecting our property values and sustaining the enjoyability of our environment. In particular we oppose the approval of the rezoning request from Agriculture to Planned Development/Regional Mixed Use for the 43 acres situated in the M. Wilhite Survey, Abstract No.1008 and generally located south of Choate Parkway (CR 88), west of CR 86 (future Coit Road), and north of the Lilyana development. (Ken Wood Tract Rezoning).



Please disapprove that request until at least the following concerns are addressed:


1. Remove the water tower as a permitted use from Section 2.2 of the proposed Planned Development District Standards.

2. Replace the townhomes permitted in Tract A with single family homes (Section 2.5).

3. Remove the self-storage units from Tract C (Section 4.3) and ensure that only low traffic commercial uses are permitted (Tracts A and C).

4. Remove the multifamily homes from Tract C (Section 4.4).

5. Ensure that any electrical substation is not situated near any high value neighborhoods such as near the NW corner of Coit (CR 83) and Frontier Pkwy(1461).

I am honestly a bit overwhelmed by the way the neighborhood has come together on this. This momentum belongs entirely to the people who spoke up about our shared concerns. I am just humbled to be part of such a passionate group.

There is plenty of space for commercial areas closer to Preston Road. Need to keep space next to other single family home residential areas zoned as same.

Please do not approve the rezoning request of the property adjacent to the Preston Hills subdivision. Approval of this tract will substantially lower the property values of homeowners that value a neighborhood feel. Multifamily homes and storage facilities do no fit there.

Eliminate multi-family and town homes. Move water tower to the east where one currently exists. Allow only conditional use permits that require approval by city council with public inputs for any commercial use.

Please be considerate of homeowners in the surrounding neighborhoods. We moved to Celina for a quiet, country setting and adding a storage facility, townhomes, multi-family housing, water tower and electrical substation simply ruin the setting that we all bought into. Please, please vote no!

I agree with the petition statements and want the city of Celina to protect homeowner property values as we expected them to do when we moved here 17 years ago. In addition the current roads will not support more traffic. Drive down Rd. 83 and see how many potholes are there.

Multi family reduce property value, increase the possibility of crime and simply are not conducive to being in central locations or adjacent to estate lIke tracks. Multi family family belongs closer to major roads such as the apartments off of 380.

Absolutely a terrible plan to have multi-family housing and mini storage facilities neighboring our long-established neighborhood.

My husband and I have enjoyed living here for almost 20 years. We oppose the water tower, the town homes, the self storage units and are concerned about the placement of the electrical substation. Please give our concerns some consideration!
