We,
the residents of Preston Hills and similar nearby neighborhoods, are concerned
about protecting our property values and sustaining the enjoyability of our
environment. In particular we oppose the approval of the rezoning request from
Agriculture to Planned Development/Regional Mixed Use for the 43 acres situated in the M. Wilhite Survey, Abstract No.1008 and generally located
south of Choate Parkway (CR 88), west of CR 86 (future Coit Road), and north of
the Lilyana development. (Ken Wood Tract Rezoning).
Please
disapprove that request until at least the following concerns are addressed:
1. Remove the water tower as a permitted use from Section 2.2 of the proposed
Planned Development District Standards.
2.
Replace the townhomes permitted in Tract A with single family homes (Section
2.5).
3. Remove the self-storage units from Tract C (Section 4.3) and ensure that
only low traffic commercial uses are permitted (Tracts A and C).
4.
Remove the multifamily homes from Tract C (Section 4.4).
5. Ensure that any electrical substation is not situated near any high value
neighborhoods such as near the NW corner of Coit (CR 83) and Frontier
Pkwy(1461).
There is plenty of space for commercial areas closer to Preston Road. Need to keep space next to other single family home residential areas zoned as same.
