We, the undersigned are OPPOSED to the rezoning of the property at 834 Petty Road as detailed by the application filed as Case Number RZM2019-00008 by Corridor Development Inc. to turn that property into a development of 150+ unit townhouses. We believe the result of this proposed project will have devasting effects on our property value and quality of life including (among other things) the loss of the rural atmosphere for which we purchased our properties and an extreme increase in the traffic on the already over-burdened roads accessing our subdivisions.

The proposed townhouse project would contain homes priced well below the median home values in the past six months in both Mountain View High School District and in the subdivisions immediately surrounding the proposed townhouse development. Recent studies of these type of developments show that many of the sales are to investors for rental properties further hurting home values in the immediate area. Furthermore, based on the planning commission’s own study (which recommended denial of application), Mountain View High School District is already over capacity so this development would deepen that problem.

This will over tax the existing roadways and routes. The portion calls work doing away with county requirements by changes in distance from roadway and putting in townhouses on a small piece of property. Gwinnett county can find other areas of property in a less populated area up 316

Over a hundred homeowners in this area have joined together to oppose this re-zoning effort. It simply does not comply with the surrounding area. In the last four months not one person has been able to answer the simple question .. " In what way does this add to our community?". In fact, it has many detrimental effects on this immediate area and will forever change the great community we have built over the last 25 years. Please vote NO to this harmful application for re-zoning.

It's hard enough to get in and out of the neighborhood without adding traffic.

No way this could be good for our community. Yes, as many others have said, our schools and roads are already overcrowded. But think of the negative environmental impact that construction will stir up. Rodents, insects, and of course noise.

Gwinnett is growing too much too fast. It is not the wonderful place to live that it used to be. It’s too crowded, crime is increasing at an alarming rate, our excellent school system is being negatively affected, yet our Commissioners continue to encourage this unmanageable growth.
