Petition is AGAINST the development of 0 Strawberry Plains Pike Knoxville, TN 37924 near Carter Elementary and McCubbins Road Rezoning 7-F-26-RZ
We are asking that the rezoning of 0 Strawberry Plains Pike, Knoxville, TN 37924, near Carter Elementary and McCubbins Road, under Rezoning 7-F-26-RZ, be denied. This land is currently zoned RC (Rural Conservation) and HP (Hillside Ridgetop Protection), and changing it to PR (Planned Residential) would invite development that does not fit the site or the needs of our community.
The proposal for 68 new houses would place dense residential development around a historic cemetery on steep hillside land with two creeks and a 150 foot TVA easement running through the middle of the property. This is not a good location for that kind of buildout. The terrain, water features, and protected hillside conditions make this property especially sensitive, and pushing development here would risk damaging the character and stability of the area.
Our community is already carrying too much. We do not have the infrastructure in place for more growth like this. We have one grocery store, our schools are already overflowing, and traffic is already horrible on the interstate, Asheville Highway, and Strawberry Plains Pike. During school hours, Strawberry Plains Pike is already difficult to move through, and adding this many homes would make a bad situation even worse.
We ask officials to protect this land, respect the current zoning, and reject this rezoning request. Our community deserves planning that matches the land, protects what is already here, and does not make daily life harder for the people who live and travel through this area.

The proposed property line for this development connects with my family’s private cemetery. It is around 10 foot past the last row of graves. We have loved ones resting dating back to the 1880s. A lot of the headstones are just a slab of slate rock. I invited you to come and see how this project will effect our cemetery. The cemetery has been in my family all these years without any kind of help from Knox County. Please let our loved ones continue to rest in peace . Please vote NO
Traffic has become overwhelming with the new developments currently in place. We do not need or want more development in our small community
This property is protected under the new plan to be Rural Conservation. The property has all kinds of problems to first consider before any rezoning can be considered. The wetlands need to be protected. It is hillside protected. It is right in the middle of single family homes that are 3rd & 4th generation land owners. They knew the zoning when they bought it. They want to take unfair advantage of the community for profit. That is wrong !

I don't understand how this could possibly pass for rezoning since it's currently zoned under hillside ridgetop protection and it has two creeks/wetland area on the property and TVA easement running through the middle of the property. How could that just get rezoned without more studies. Along with the location being so close to Carter Elementary school I honestly believe that even if a traffic study was done while school is in session that there is no way it would pass for 68 houses right there
Need infrastructure for road and water prior to development.
This proposed rezoning is inconsistent with the goals, land-use policies, and character outlined in our master plan. The local infrastructure—including road capacity, water, sewer, and emergency services—is overburdened and cannot support the increased density or traffic. The proposed use is out of character with the established single-family/residential nature of the neighborhood and will severely disrupt community standards and compromised public safety.
There is no more room on Strawberry plains pike to begin with! Too many people to many cars not enough teachers to support the children that it would bring to them. I live in directly off Mccubbins cemetery and the road here definitely not fit for more and more traffic. This is not a suitable place, considering the creek that runs all the way down through.STOP THIS NON SENSE. This is a potential hazard for us and our neighbors as when the water rises so does our yard’s This will be a nuisance

This is plan absolutely horrible for the community. The people who have built into this area and have called it home for decades DO NOT WANT THIS TO HAPPEN. If people want to live in a overcrowded suburb there are plenty go there, the families here want to preserve what little country there is left around here. Don't do this. Vote with the community in mind. I pray you will spend time in prayer about this decision and the devastating impact it would have on our area. Thank you for your time.
