We, the undersigned residents and neighbors, respectfully request that the proposed two-story, four-unit development at the corner of Copeland Avenue and Copeland Place be reconsidered or redesigned to better protect the safety and character of our neighborhood.
As proposed, the project is expected to place the building at the existing fence line, with carports adjacent to an already constrained intersection and narrow street. That layout raises serious concerns for everyone who lives, works, and travels through this area every day.
We are concerned this design will increase traffic and parking congestion, especially in a place where the school has no parking lot and teachers, school staff, parents, and visitors already rely on parking along Copeland Avenue and Copeland Place. It would also affect the many children and families who walk and bike through this intersection every school day, where space is limited and safe movement matters.
Just as important, this project could alter the established character of our family-oriented neighborhood. Our community has long been defined by family homes, a strong sense of connection among neighbors, walkability, safety, and a balance between homes, open space, parking availability, and traffic levels. Many families chose to invest here because of those qualities, and we want to preserve them for the people who live here now and for those who will come after us.
We support thoughtful development that meets housing needs without putting public safety and neighborhood compatibility at risk. We respectfully ask the property owner and the City of San Diego to work with the community to pursue a design that better addresses these concerns.

I live on Copeland Avenue and am familiar with that corner. It is narrow and difficult to navigate in a car. Families walk that area as there is no sidewalk and children bike and walk that area - this appears to increase the risk of an accident and congestion for that area.
That is a very tight dangerous road to begin with and adding that kind of unit to where there already is no parking would make a very dangerous situation for the neighborhood especially for kids who walk to the elementary school down the street every day.
I strongly urge you to reject this 4-plex proposal. The streets are uniquely narrow and already face a severe parking deficit from nearby school traffic, leaving no room for high-density projects. Introducing a multi-unit here directly threatens the safety of the many elementary school children who walk these narrow roads daily. The owners claimed this was their first home and they wanted to make it their own and be part of the community when they purchased it. This is the opposite.
Parking near Franklin elementary is already very congested and pick up and drop off can be dangerous already.
I work as a nanny in this neighborhood and one of my worst fears is one of the children I am in charge of running into the street on an already blind, tight turn where this is being proposed. A development like this will only make an already congested and difficult part of the road worse off for everyone involved.
Our family oriented neighborhood would suffer from the loss of the single family home estetic we moved here for, also the extra traffic would pose a threat to the children who walk,play and bike in our neighborhood, please consider this and reject the plan to build this multi family property where the land won't properly support it

The ninety degree left hand turn from north Copeland Ave to west Copeland Place is a choke point and has resulted in many accidents. Additional parking along this street and increased traffic loads would further complicate this problem.
