AGAINST TANGLEWOOD INDUSTRIAL PARK
FORSYTH COUNTY, NORTH CAROLINA

Tanglewood Industrial Park is a light industrial park planned for County owned property on Idols Road west of Dillon Industrial Drive and the Southwest Athletics Ballparks. County Staff asserts that the industrial park will attract high tech manufacturers. At build-out, the park is expected to generate 2,970 trips per day, of which 80 per day are expected to be truck trips (40% transiting Middlebrook Road). Forsyth County acquired the land, zoned industrial and residential, some time ago for roughly $800,000 and is presently negotiating with Beaufurn, a Davie County Manufacturer, to take the first parcel in the park. Forsyth County is offering a little over $100,000 in tax abatement incentives to Beaufurn. The County's traffic study asserts that adjusting the signal timing at Middlebrook and Lewisville Clemmons Rd will mitigate the traffic impact. No other road or intersection improvements are planned. The County has not attempted to study the impact of the industrial park on neighboring property values, but some third-party studies have concluded that industrial parks can negatively impact surrounding home values, impairing them by as much as 10-15%. The County continues to seek $1.5 million in funding from the Village of Clemmons to help fund a sewer pump station to support the industrial park and other development in the area.
