Dear Concerned Neighbors,
There is high risk of an industrial property being constructed in
our neighborhood. The pending proposal requests a relief from the
Ordinance in order to permit construction of a 272 unit storage facility.
This facility would be located at 1473 North Charlotte Street which is the
obscure shaped, corner lot bordering Charlotte Street, Orlando Road and Maugers
Mill Road. This lot is currently partially wooded and home to a small
shed and a few used cars. Many neighbors share concerns around the permiting of this type of facility and the negative results impacting public safety and welfare in our community. The following summarizes many of the concerns:
This storage facility would negatively affect traffic safety and accidents due to limited visibility at two difficult intersections, both adjacent to the property. It would also increase probability of accidents due to slow moving large vehicles and trailers entering and exiting along North Charlotte Street.
This area contains a considerable amount of wetland, which has already been partially filled, impacting the natural environment and also affecting storm water runoff along Orlando Road. The addition of many sizable buildings to this site would create increased rain water displacement and flooding or icing along Orlando Road and the intersection at North Charlotte Street. This could result in additional remediation cost to the Township and dangerous traffic situations.
This facility is planned to be un-manned and managed remotely. The great number of planned small storage lockers, likely available at low cost, increases likelihood of bringing in many people from outside the area who may frequent the
proposed facility bringing potential for drugs and other criminal or
illegal activity. This is not only bordering a residential area but also within very close proximity ofPottsgrove High School property!
Finally, there are concerns regarding the major eye-sore of
high density Junk Car, boat and RV storage, chain link fencing, and other miscellaneous rubbish which typically gathers within this type of facility.
The results
of this project would not only create havoc within our community, but also
greatly reduce house values in both Upper and Lower Pottsgrove township
properties within close proximity or even a more extended range of the
site.
While the majority of residents are not opposed to appropriate business as zoned for this site. This planned use is certainly inappropriate.

That plot is unsuitable for any type of development. It generates a torrent of a wash anytime that it rains. It cannot tollerate being covered with impervious surfaces. It was illegally filled in several years ago, obviously without any soil conversation plan. Who at the township allowed that to happen ?!
