We the owners of Property in Paradise Valley Estates HOA Of Black Hawk Colorado put before the Board of Directors to immediately place a moratorium on the establishment of any new Short Term Rentals or alike. This moratorium shall last until the next annual members meeting or a proper vote in which the whole community can vote on the change to the ruling documents of the Association to forbid any new Short Term Rentals or alike in the future.

Owner's who wish to rent a room or a lock off unit on a short term rental agreement would be permitted as long as they "the owners" are also living on the property at the time of the short term rental. Consequently, they would have over sight and control during the time it was being rented.
We reside at 8 Dill Pickle and own the adjoining lot, #3.

Need clarification- why would a short term rental be owner occupied?

I own the property at 26 Sweet Pickle Place and am building on the 34 acres there. I am supportive of any ‘short term rentals’ requiring an ‘owner-occupied’ stipulation in the by-laws. I think these terms need to be defined for our collective clarity.
