SB1350 allows private communities to restrict short term rentals only through CCR changes. Short term rentals are defined as rentals of less than one month. The membership feels short term rentals place the safety and privacy of the membership at risk.
Renters do not add revenue, they cost members money. Membership dues are the engine that keeps the doors open. Forest Highlands is extremely expensive to run so, use of the community by non-members is subsidized by its members. To confirm, refer to the online operating budget.

I have spent the last few days hearing from members who are worried about the constant turnover of strangers on our streets. We are currently preparing to present this groundswell of feedback directly to the Board so they can no longer ignore the risks to our privacy. This effort is about protecting the quiet character of the home we all invested in.

Members for 27 years, and know that the founding and early members of this quality golf community's intent was never to make FH a play ground for renters! Let's fix it with a one month minimum.
short term rentals is a cancer on the community and who ever heard of renters "buying" club privileges? Really? Change can't come fast enough
We have a home in Rocky Point as well as Forest Highlands where short term rentals create many problems for our community of Las Conchas. What has evolved for us in Rocky Point is that we will not go to our home on the holiday weekends. We do not want this to happen in Forest Highlands as well.
I would prefer no rentals at all, but this limitation would be better than nothing. I support it.
Safety, serenity and stability are the hallmarks of our beloved community. These attributes will be enhanced by the proposed CCR changes. I endorse them wholeheartedly.

No thanks. iPetitions are not representative of a "real CC&R vote" . Meaning -One house can sign this petition multiple times. (for example: one house can vote 5 times - it simply requires 5 different e-mails). When you buy a house in Forest Highlands - you agree to the CC&Rs. You buy the house and buy into the CC&Rs. If you read the CC&R by-laws, the board doesn't make the decision to change CC&Rs, (we) the membership/home owners do. The board simply decides if a vote should take place. Each house (850 houses ) gets ONE vote. To modify the CC&Rs requires a super majority or 561 votes to make a proposed change. Changing CC&Rs is usually well over $10,000 -$15,000 in legal fees and requires time. A vote can't hurt anything - but it is expensive and time consuming. It probably won't pass. I think the harassment by this 'vocal minority' toward the GM AND the volunteer, & member elected board has been beyond ridiculous.

We would certainly be willing to vote. That said, the rule changes by the board might also be effective although this might be a cleaner fix. Nothing against renters or people wanting to rent their place but it is not in the best interest of the community. A $100K decrease in your property value is the equivalent of 10 years of 10K assessments. Perception of value by potential buyers will be harmed by renting eventually. We have been members since '91, paid dues, taxes, and assessments for 10 days/year and are finally building our retirement home. This is not how we saw it going down.
