Opposition to the Subdivision of 3.87 Acres into 20 Townhomes on Five Acre Road by Epic Design & Build, LLC

We, the undersigned residents and members of the Five Acre Road, Crooked Creek, and surrounding communities, strongly oppose the proposed development to subdivide 3.87 acres into 20 units of townhomes at a density of no more than 10,000 sq. ft./acre, as presented by Epic Design & Build, LLC.



Reasons for Opposition:



Community Character & Density Concerns

Our neighborhoods are defined by spacious, low-density lots that preserve the rural and residential character of Milton. The proposed 20-unit development is incompatible with the surrounding area and would drastically alter the feel and integrity of our community.



Traffic & Safety:

Adding 20 new residences adjacent to a narrow, quiet road like Five Acre will increase both vehicle and foot traffic significantly, posing risks to the quality of life in our neighborhood and on our roads, pedestrians, cyclists, and children who play in and around the area and bring unwanted traffic along with increased volume.


As the city of Milton continues to develop highway 9, the plans call for a median, which will cause all of these new townhomes to have to have to U-Turn in the Crooked Creek and Lake Laurel sub divisions which is already overcrowded with its own residents and highways 9 Traffic. This will become a massive issue and safety concern.



Environmental Impact:

Increased density will affect local ecosystems, tree coverage, and potentially water drainage in an area already rich with natural beauty turning a single family community into a commercialized townhome development to line the pockets of both the developers and builders at the expense of our neighborhoods.



Lack of Community Support

Not a single homeowner or resident on Five Acre Road or in the adjacent neighborhoods supports this construction. This project is being pursued against the will of the community and the taxpayers of Milton.



Precedent for Overdevelopment

Allowing this type of high-density development sets a dangerous precedent for future developments that could erode the unique quality of life that Milton, and specifically 5 acre road, is known for.



We respectfully urge the City of Milton and the Planning Commission to reject this proposal and preserve the character, safety, and quality of life of our beloved community.


We would propose to the developers 6-8 less dense and larger townhome units or 2-4 large single family homes with an entrance on 5 acre rd.
