The rezoning request was denied at the final hearing this week. We successfully blocked the R-60 designation and confirmed the existing R-100 zoning remains in place. I will continue to monitor any future filings for this property to ensure this outcome holds.

Gwinnett County Planning and Development

RZR2021-00035 9/27/2021

On behalf of The Temple Johnson Road community. As a whole, we would like to express our opposition for a rezoning request for the property located at 1788 Temple Johnson Road, Loganville. (RZR2021-00035) from its current R-100 designation to a modified R-60 designation. We do not feel that anything more dense than R-100 will fit in our area. We do not have any R-60 developments on our street. We have many supporting factors that we will express at hearing.

No more houses!! No more rezoning!! This area is already congested. What used to take 20 minutes to get to MOG is now almost an hour with ridiculous traffic on Rosebud. The animals have nowhere to go, they are now wandering in people's yard and sometimes getting run down by cars. Preserve the trees and nature around here.

I concur with my neighbors comments that we don't have the infrastructure in place to take on another subdivision. Rosebud Rd. should have been widened to 4 lanes years ago. Also, more schools need to be added, too.

We must get a handle on the growth between Loganville & Grayson. The traffic, population, safety, and general infrastructure is being affected in this area. We already see that Rosebud has been flooded with overfilled to its capacity. Without widening Rosebud or building another school we are headed for our area to be overcrowded.

Our schools, roads and community are already over its capacity. The school ratings are already low, due to over crowded classrooms. This area cannot handle the extra traffic of additional population.

This will cause overcrowding in our schools & on the school buses, which we already have on going concerns with the buses. We can not handle the traffic in this area as well.

This request should be denied. There are no current R-60 zones on Temple Johnson, and this density will not fit with the existing homes and subdivisions. It will also cause serious infrastructure issues.

We do not have the infrastructure to handle another subdivision in this area. It is overcrowded as is.
