Opposition to Rezoning 490 South St. Buford GA- Case #Z 21-10 THE PACES FOUNDATION
There is a rezoning request by The Paces Foundation for the 6.176 acres at 490 South St. Buford, GA 30518. They have requested the rezoning from R-100 (Single Family Residence District) to RM-8 (Multi-family Residence District). The Paces Foundation is an Affordable Housing Developer. The plan is for 45, 1,035 square foot quadriplexes.
They’ve requested to decrease the driveway widths from 26’ to 24’, the amount of parking spaces allowed per unit from 2 to 1.5, the private drives/streets from 28’ to 24’, the setback from Elliot St. from 50’ to 30’, and will only relay asphalt along Elliot St. (not widening).

I have been going over the plans for the property again and your shared concerns about the infrastructure changes are exactly why this conversation is so important. All of you have brought up points I had not even considered yet. Please know that I am reading through everything and I am truly humbled by how many people are looking out for our neighborhood.

This has to stop. We must preserve historic Buford. We are becoming like every other city and losing its unique appeal.
If they would route traffic in and out of south Lee street that would be one thing but they will force all of the traffic on our tiny streets and that’s not acceptable
The answer is NO. There are enough homes and residences in the area such that an apartment complex is not needed. Especially when we know the developers are not going to do anything to upgrade and improve the streets, the sidewalks, the lighting, the water, and sewer and the power for the affected areas.
We need single family residences with at least 1/4 acre lots. Stop this crazy over populating small areas causing traffic issues etc.
We need quality rather than quantity. Build homes not apartments. More tax revenue is gained from taxes on homes.
