RZR2023-00005 and RZR2023-00006

On behalf of The Temple Johnson Road community. As a whole, we would like to express our opposition for a rezoning request for the property located at 1788 Temple Johnson Road, Loganville. (RZR2023-00005 and RZR2023-00006) from its current R-100 designation to R-SR designation. We do not feel that anything more dense than R-100 will fit in our area. We do not have any Built R-SR developments on our street and The Developer David Perason has show his lack of care of the community in the 2 previous DENIED and Withdrawn with RECOMANDATION FOR DENIAL on this property with both Gwinnett county and the City of Snellville. We would also like to point out that Phase 1 of Kelly Preserve strip cleared the neighboring property over 2 years ago and as of today 1/18/2023 have not broken ground on the first house. We have many supporting factors for our opposition that we will express at hearing.

Seeing this kind of momentum confirms that I am not the only person deeply worried about the future of our quiet street. It feels good to know my neighbors and friends are ready to challenge this developer before he permanently changes the character of our homes.

It seems the developer has not built one home, which was supposed to be finished by now on Phase I of Kelly Preserve. He is trying to have that rezoned to SR if 1788 TJ gets approved. Please take our roadway traffic and lack of room at our schools into account, amongst other things. They are building many communities all around us within a short distance. Enough is enough. Please think of your citizens living in the immediate location and how the developer is trying to manipulate us and using false advertisement with Phase I. If a property is purchased and zoned for 55+, you shouldn't be able to change it midway once you buy the property next to it and it is rezoned for SR. So, don't approve of this rezoning. We can't afford ANY SR households on Temple Johnson.

NO to rezoning. The surrounding area is already getting pretty congested with new developments. I am opposed to the potential hazards, delays and weakened quality of life that my family would be faced with if a rezoning occurs.

I agree with the statement mentioned. The builder has not done anything with the land he already owns. You can clearly notice that he is procrastinating because I believe he is trying to wait for the new property. With that said, we do not need another subdivision on Temple Johnson at all. This would be too crowded. Thanks to all that are signing up to block this request.

R-100 is reasonable for this area. Not sure why condensing it more is even being considered. We already have too much traffic, overcrowded schools and no additional infrastructure to support what we have now.

This area is listed as Suburban Estate. Very high density rezoning will radically diminish what’s left of this area. I Understand this parcel is already zoned R-100, which is plenty dense. Developer wants to enrich himself at the cost to the existing community’s standard of living,
