A property developer has filed a proposal (RZN17-0007) with the Town of Blacksburg to change the zoning of 801 & 803 Airport Rd from R4 to Planned Residential (PR). The mass, scale, and type of the proposed buildings grossly deviate from the current neighborhood and what is permissible under R4 zoning. Most importantly, the proposal DOES NOT align with Blacksburg's Comprehensive Plan.
We oppose this proposed change and request that Blacksburg keep the land NEXT to Beeks Elementary zoned R4.
PLEASE SUPPORT OUR PETITION TO KEEP THE EXISTING R4 ZONING
The rezoning request includes multiple 3-story buildings, as well as stacked duplexes, triplexes and townhomes, none of which are permitted under the current R4 zoning. The developers hitch the zone change request to a proposal for a 55+ age restricted development. Building an age restricted development in this location does not require a change in zoning. Changing the zoning to PR only benefits the developer. It is not the town’s responsibility to help privately owned businesses maximize their profit. It is the town’s responsibility to abide by current zoning and behave in a manner that supports Blacksburg’s character and the greater good of the whole community. Keeping this location zoned R4 benefits the neighborhood, Margaret Beeks Elementary and the whole community.

This is one of the most desirable locations for families looking for an affordable, safe neighborhood within walking distance to the elementary school. Affordable housing is so lacking in this town as it is. Let's focus on building affordable single family homes.
I oppose the plan to rezone this area to Planned Residential. I think keeping this zone a low-density residential area is important to maintaining the character and quality of life of that area of the town, and a Planned Residential zone would be less-compatible with the adjacent Elementary School.
Noooooo. Stick to the comp plan and keep the neighborhood zoning as it is. Increased traffic would be a nightmare, a hotel near the school is a terrible idea. High density housing belongs in the student apartment areas, not this well loved quiet neighborhood.
I live very close to this proposed development. It is a grandiose plan that is way out of keeping with the surrounding existing homes in size, selling price and architecture. It corrupts the tone and feel of the Airport Acres neighborhood. Keep the zoning R-4.
As a current Blacksbrg resident, and also a recent resident of Airport Acres, and a parent of a former Beeks student, I think that this kind of development is in the wrong place, and the zoning should stay R4.
I am a new resident to Airport Acres
Please do not build this horrible building in this wonderful neighborhood. It will ruin the slow pace of a town that already has too much traffic around town.

I grew up in this neighborhood. Please keep it family friendly and low-scale. This sort of upzoning is ruining Austin, where I live now, and I'd hate to see it do the same to established neighborhoods in Blacksburg.
