PETITION OF TIMBROOK FARMS RESIDENTS, ADJACENT NEIGHBORS, AND RESIDENTS OF WILSON COUNTY
Opposition to Proposed Beckhaven Reserve Development, Construction Access and Future Road Connection via SR265 Central Pike
We, undersigned residents of Timbrook Farms, adjacent neighbors, and residents of Wilson County formally oppose the 69 home development of Beckhaven Reserve and the use of SR265 Central Pike as an entrance and any construction entry. We strongly oppose said decision for the following reasons.
Traffic and Safety: The proposed 69 home development will on average be adding 138+ additional vehicles to our already overly congested roadways, the entrance conflicts with the already established Waltons Grove subdivision entrance across the road leading to significant safety hazards and concerns for our citizens.
Infrastructure Strain:Local school overcrowding, Sewage Step Systems (most are at capacity, and many failing and/or do not comply with their permits within our county which, the Senate is currently working on a Bill to assist with more state regulations), power grid, and the water systems that cannot support the added density.
Environmental Impact:This said project threatens our local ecosystem, (specifically the wetlands, wildlife and their habitats, trees, plant and flowers which some are protected)
Increased Flooding: Due to poor drainage this proposed development increases the risk of drainage runoff causing damage to the surrounding property and existing homes.
Neighborhood Character: This proposal will affect our property values and will threaten our existing low-density, rural, quiet and peaceful residential character of our area. This being some of the reasons we chose this beautiful quite community to reside.
This decision was made without proper notification to the affected property owners especially the ones on either side of the proposed entrance. As a community we further request transparency in the rezoning and development planning process and full community involvement in the decisions affecting our neighborhoods and community.

The county has allowed over development without adequate infrastructure for many years and without regard for the impact of existing communities. At some point development must cease or at least pause until thoughtful and long term planning to allow infrastructure and impact analysis to catch up. We have reached that time and place. No further development of any significant size should be allowed without a vote or petition from citizens within a 5 mile radius of the proposed development. Please do not approve this, or any, new communities.
I oppose this subdivision. We need drastic infrastructure improvements before additional rooftops are added. I live in the seven springs subdivision and I have heard they plan on connecting our water systems together. I’d like to understand the implications of this a little more.
I live downstream of this development. Increased flooding due to hardscape and roads needs to be looked at. Central pike is not safe to turn out of my neighborhood due to traffic. The capacity of the light at central pike and south MJ road cannot hold more traffic.
There's too much development and is massively impacting natural disasters on properties and the ecosystems that surround us. Lebanon is home to native wetlands and rare cedar glades that are impacted by these developments indirectly. I strongly recommend we work towards finding other alternatives for community growth and industry.
I understand wanting to bring more revenue to the town but this is going to strain the schools, roadways, hospitals and green spaces we have grown to love and why we choose to live here. Constantly building more and more developments is going to eventually cause people to move out!
As both a resident in Belinda City and package delivery driver in the area of Central Pike at S. Mt. Juliet Rd down to Central Pike and Posey Hill, I am completely against more developments in this area at this time. For my job, I drive a P1000 size truck and have much difficulty already just driving on Central Pike due to VERY POOR road conditions, ZERO shoulder, and lots of much bigger commercial trucks commuting on Central Pike. Repair and widen the road to accommodate all of the extra traffic before adding extra traffic to the big mess that we already have. Also, I would HIGHLY SUGGEST to have much bigger and extra signs on Beckwith, Posey Hill, and Central Pike for NO TRUCKS and for it to be fully enforced. The towel headed Amazon drivers that are in 18 wheelers, cannot read English nor will they follow the enforcement signs. I suggest patrolling those areas full time so that those drivers are fined for breaking the law. Stop trying to force us all in the area to live like sardines in a can!
The residents of Quad Oak oppose the connection of any roads to our neighborhood.

Perfectly ridiculous. Our water is already struggling and you all want to add to it??? Shameful to add a crazy amount of cars on an already skinny, dangerous, busy, and POTHOLE filled road. Seems you'd fix the road to accommodate first but I guess that doesn't bring in revenue.
