We, the undersigned residents of EVO Apartments, are submitting this formal petition to demand immediate, decisive action regarding severe, ongoing security failures across our community. Every resident pays rent with the basic expectation of a safe, secured home. Currently, management’s systemic failure to maintain access controls and secure common areas has compromised the physical safety of our families, guests, and property.

While management aggressively enforces minor administrative rules—such as garbage disposal policies—critical security infrastructure remains chronically broken or neglected. This failure of operational priorities is unacceptable.

Specifically, we demand immediate resolution to the following hazards:

 Unsecured Access Points & Broken Vehicle Gates: The primary garage gates and building perimeter doors are frequently broken, stuck open, or left completely unsecured. This allows unrestricted, unmonitored vehicular and foot access directly into resident parking structures and living corridors.

 Unauthorized Access to Common Areas: Due to compromised access controls, unauthorized individuals regularly enter the building and sleep overnight in the lobby, stairwells, and shared resident amenities.

 Unmonitored Criminal Activity & Trespassing: Residents are increasingly subjected to escalating safety threats, including vehicle break-ins, property theft, and reported illicit activities occurring within common areas.

FORMAL DEMANDS FOR IMMEDIATE ACTION

We demand that management execute the following corrective measures without delay:

1. Immediate Repair & Maintenance of Access Controls (Within 7 Days): Fully repair and restore functionality to all vehicle garage gates, exterior building access doors, key-fob readers, and common-area locks. Implement routine preventative maintenance checks to eliminate recurring outages.

2. 24/7 Secured Common Areas & Patrols (Within 5 Days): Deploy active, visible on-site security patrols during peak evening and overnight hours to secure the lobby, stairwells, parking garages, and amenities, strictly prohibiting unauthorized trespassing or overnight stays.

3. Surveillance & Lighting Audit (Within 14 Days): Inspect and restore function to all property surveillance cameras, ensuring coverage in garages, hallways, and entryways. Replace all broken or dim lighting in stairwells and parking zones.

4. Law Enforcement Engagement & Rule Enforcement Balance: Formally coordinate with local law enforcement to address criminal activity and unauthorized trespassing on property grounds, treating security hazards with the same enforcement urgency applied to minor lease infractions.

5. Formal Written Action Plan (Within 5 Business Days): Issue an official written response to all residents outlining the specific steps, timelines, and financial commitments management is taking to resolve these security failures.

The garage door is constantly broken, and it is becoming increasingly concerning because it clearly compromises the security of our building. We are paying a significant amount in rent, and having basic safety and security measures in place should be the minimum we can expect as residents. There have also been instances of people who appear to be homeless staying in the lobby, which raises additional concerns about unauthorized access to the building.
