The Yampa Valley Kitchen located at 207 9th Street was honored to have their property placed on the Steamboat Springs Register Of Historic Places in recognition of ownership’s top to bottom restoration. The grounds of the property were professionally landscaped including the restoration of the river rock wall surrounding the property on two sides, a pergola and installation of a stone patio with an extensive herb garden. The petition to open the restaurant was approved by the city under the provisions of the CK-1 zone district but fell short in receiving approvals for outdoor dining as the use is not allowed under the code. We believe that this was short sighted on behalf of the city and that our property has added significantly to the historic context of the neighborhood and to the value of our neighbors, who are also our customers. While we were allowed to use our property this summer for outdoor dining due to the pandemic, we are now faced with not having the dining area available to us and our customers going into this next year. We estimate that our outdoor dining area is responsible for approximately 50% of our gross sales volume which generates approximately $20,000-$35,000 per year in sales tax revenue. We and our neighbors and customers respectfully request that you grant Yampa Valley Kitchen a permanent variance for outdoor dining on our property and that you consider the same for other cafes or restaurants that may choose to locate within the CK-1 zone district, provided that they meet standards to be established by the city that mirror our efforts.
