Canterbury Council is considering the approval of a 93 place child care centre on the ground floor of the 68 apartment residential development (7 storey) at 570 New Canterbury Road (DA 138/2016).
Why should Hurlstone Park residents- STOP this DA
- Developers are using misleading marketing to advertise ground floor cafes, restaurants and providores as an improvement to community culture and lifestyle. Instead the DA is for a child care centre across all 7 retail spaces.
- Increased traffic congestion of 68 residences & 93 child care families using Garnet and Duntroon Streets as the entry & exit points- Monday - Fridays during peak hours along with the existing school traffic.
- Proposal breaches council's DCP regulation 5.3.5 as there are 3 other centres within 400 metres away from the proposed service who have sufficient capacity to meet demand.
- Plans breach the child care sector National Regulations 108(2) and 110. The nursery outdoor space should be 196 sq metres and only 140 sq m for the amount of children proposed.
- Demand quality care and high child care standards within our area for our children.

I have been reviewing the council planning documentation and remain concerned about the discrepancies in the proposed outdoor space requirements. We are currently gathering further evidence to demonstrate that the local infrastructure cannot accommodate this level of density.

This building is an opportunity to bring more diversity to Hurlstone Park. Is another childcare centre really required when there are 4 existing child care centres on the same block, including one already on Garnet St?
I support creation of childcare spaces, but this is a poor location. Drop off will negatively impact upon Garnet street parking for residents. Childcare use will be a poor result for activation of new Canterbury Road and inconsistent with the buildings DA.
What is the use of regulations if developers can breach them so easily? The site is not suitable for a childcare centre of the proposed capacity, there are three other child care centres less than 400m away, plus another one in Garnet Street. And there is not enough outdoor space for the children. The proposal is preposterous.
How many staff are required to run a 93 place child care centre and where are they all going to park? Where are 93 families going to park their cars during drop-off and pick-up? There is hardly any street parking as it is.
It is extremely tight for vehicles on Garnet St, in particularly at the intersection of Garnet and Canterbury. I can't imagine how bad it would be with potentially 93 vehicles, 68 residents and all the school traffic.
How can a Childcare Centre of that size provide Quality Care and Education for our children...
The picture of the centre is ludicrous - there is not room for the trees pictured. Is this false advertising. I have sent a submission to council in hopes it gets to the right place now that we don't have a council anymore. Suggest emails via Hurlstone Park Association Committee would be a good thing too. Anyone proposing a childcare centre at this site clearly does not care for the well-being of children, much less the practicalities of parking/traffic and the impact on neighbours.

Completely inappropriate setting for an early learning centre, inappropriate indoor space, inadequate outdoor space, on main road, no parking for drop off and pick up, limited car access to site.
