The vacant field north of Stockton is currently zoned as a single-family residential neighborhood, just like this one. It’s also a flood plain that often floods even in rains like we’ve had this week.

However, the company that currently owns the property is asking the city to rezone the land from single family dwellings to medium density multi-family residential (MF-12) as part of a potential sale agreement. That means the new builder could put duplexes and townhouses on that property.

Additionally, the new owner could file an appeal with the city to add even more crowded developments there, like apartments. We’ve added the zoning description to the back of this letter for more information.

By signing this petition, you're asking the City of Springdale to STOP the rezoning of the lot north of Stockton Avenue.

I have already been harmed by storage units under construction. City engineers should have photos on file as surface drainage is causing a bog on my property. I’ve seen the docs and not consideration was given to the impact of neighboring properties. With this zoning changes and the higher elevation of the property I’m concerned more property on Stockton will be harmed. The floodwater channel is know to overflow into my backyard as it is. Also this year public works hasn’t been maintaining the channel impacting it further.

This property borders us on the south of our property line. There are zero multi family homes in the area. It would cause a traffic disturbance right next to the new roundabout.

Re-zoning this property to multi-family would be a mistake. Flooding is already an issue in the area and having more parking lots will only make things worse.

Environmental impact should be assessed to ensure drainage is properly maintained and the flood plane is not negativity impacted. Green space should be a core requirement if any rezoning happens.

Our neighborhood is a small pocket of single family homes and we want it to remain so. Stop the rezoning! Our property values matter to us!

This rezoning could potentially effect property values. Besides that, it is on a flood plain the fills even with the most recent rainfall. Please take into consideration how the citizens of Springdale who live in that area could be affected.
