The developer of the commercial property in the southeast corner of Tallgrass (Quincy & Picadilly) has submitted a request to the Arapahoe Planning Commission toallow for a 42,000 square foot “retail grocery store with drive-thru pharmacy”. The store will have 168 parking spots and will face south towards Quincy, with the rear of the store and truck loading dock directly abutting East Oxford Avenue. Although the name of the store has not been disclosed, it is likely to be a Wal-Mart Neighborhood Market.

We are deeply concerned about the negative impacts this store will have on the Tallgrass community. This store will attract hundreds if not thousands of shoppers into our neighborhood on a daily (and potentially 24-hour) basis, causing a significant increase in traffic, including 18-wheeler truck traffic, an increase in trash/litter, and decrease property values in the neighborhood. We are also deeply concerned about theclose proximity to neighborhood homes. As proposed, the rear of the store will be less than 100 feet from the fence line of the homes located on the north side of East Oxford Avenue.
