Dear Lansdowne Residents,
My name is Mark A. Pickard and I am one of three homeowners, on Mill Dam Place (backing to Riverside Parkway) with a home for sale. My house number is 19492, my neighbors who also have properties listed are 19500, and 19484. The three of us have heard the same objection when trying to sell our homes, which is that our homes back to a busy street with no privacy. Additionally, five other properties on Mill Dam Place have the same problem.
If this problem is not rectified, we will be forced to drop the price of our listings, affecting every homeowner in Lansdowne. As such, by signing this petition, we are requesting that the Lansdowne Home Owners’ Association (HOA) convene an out of cycle meeting to address this issue. We hereby request that additional privacy trees be added in the common area behind the properties backing to Riverside Parkway (19484, 19488, 19492, 19500, 19504, 19508, 19512, and 19516) similar to the rest of the properties backing to Riverside Parkway and even the townhomes across the street. This improvement will benefit the community as a whole by preserving home values.

The feedback from our neighbors confirms that this is not just about a few houses on the block. I am still pushing for a meeting with the board despite their current wall of silence.

The only objection that has been received from potential buyers is the view of the road and the road noise. One of the best/most economical ways to handle this objection is planting a mature, natural tree barrier.
As a homeowner and one of the homes listed on this petition, I have to dispute the comment regarding the "less cost", the homes sit on a cul de sac and therefore are actually at a premium to other homes not on the cul de sac setting. My site plan when purchasing my home shows 8 trees across the back of my property, and while I don't have an issue watering the trees, I don't think I was asked permission to plant a dozen trees that die each year in the conservancy area on Chartier Drive. It's apples to apples.
The row of privacy trees will also protect younger kids from going towards the road
I never understood why the HOA would not fill in both trees and evergreens (nice talk blue spruce) to block the houses.
If the Lansdowne HOA were to pay for something like this they would charge an assessment. These properties were purchased with the knowledge of the road exposure and it's probably safe to say they were sold for slight less than their comparables because of it.
I was under the impression that we need to plant our own trees if extra privacy is needed? This is not a new road.
I concur. That would be a huge deterrent for me To buy there are well and some privacy trees would go a long way both for the home owners and for the community at large that lost so many trees during construction...
