Urgent Action Needed - by Citizens of Sahuarita

The Copper Point Development project, a new housing project located between 1-19 HWY and Pima Mine Road by North Rancho (across from the Casino), can be brought to a vote on MAY 1, 2017 at the planning and zoning meeting. This developer will then start building quickly. This development is not part of Rancho Sahuarita development!

The proposed Copper Point Development is not a good fit for our town. Following the April 3, 2017 public meeting, here are the updates:

1. Schools - 420 estimated new students - enough students to just about fill a new school! Our schools are already busting at the seams! We work hard to pay for the ones we have. The developer is not offering us land or enough money for a new school. The developer presented to the SUSD Governing Board on April 26th at 6pm and they had many questions about the project including if there was land for a new school and assistance with building a school. They are offering at most -$796,000 or $1,000 per house (not per kid). The last school Sahuarita built had an estimated cost of $20 million.

2. Property values - The developer proposes mixed use and multifamily dwellings like duplexes.

3. Lack of Parks - 900+ new homes with 3 small parks and 3 acre park with a possible lap pool and maybe a splash pad. They are not offering to put in soccer, baseball or other fields that our town desperately needs. Without a concrete promise for adequate amenities we know others use our amenities, but this additional strain on our amenities will add to more maintenance and upkeep cost, which is passed on to the residents.

4. Traffic to roads - The only connecting street into this area will be through Camino Rancheria and another entrance at Pima Mine Road, closer to the casino. We are concerned with traffic congestion at Santa Cruz North Park and the possibility of increased crime because of easy on/off access to the freeway.
