Petition to Oppose Rezoning of RS7.5 Parcels to SP for Multifamily Development

To: Metro Planning Commission

We, the undersigned residents of the Woodbine market area , respectfully oppose the proposed rezoning of the parcels located at 516, 518, 520 Veritas Street from RS7.5 (Single-Family Residential) to SP (Specific Plan) to allow for a 20-unit multifamily complex. We believe that this rezoning request is not in the best interests of our community for the following reasons:

Non Confirmance with Neighborhood Character:
The proposed development is incompatible with the existing RS7.5 zoning, which is predominantly single-family homes. A 20-unit multifamily complex would disrupt the established character of our neighborhood and create significant aesthetic and functional conflicts.

Traffic and Safety Concerns:
The entrance for the proposed development will be directly across from driveways, causing increased traffic congestion and safety risks in an area already struggling with limited infrastructure capacity.

Negative Impact on Property Values:
The introduction of a high-density development in a low-density residential area could adversely affect property values for neighboring single-family homes. Studies have shown that developments which do not align with existing land use patterns can reduce nearby property values.

Construction-Related Disruptions:
Years of construction noise, debris, and disruption will significantly diminish the quality of life for residents in the surrounding area.

Lack of Supporting Infrastructure:
The neighborhood's current infrastructure, including roads and utilities, may not adequately support a higher-density development, leading to additional strain on public resources.

While we are opposed to this specific high-density proposal, we want to express that our community would be open to considering a less dense development that aligns more closely with the character and scale of our existing neighborhood. A thoughtfully designed project with fewer units could meet community needs while preserving the integrity of the area.

We respectfully urge the Metro Planning Commission to deny the rezoning request and maintain the current RS7.5 zoning to preserve the integrity of our neighborhood and protect the interests of its residents.

By signing this petition, we stand in opposition to the proposed rezoning and request that the City Council and Planning Department prioritize the needs and concerns of our community.
