The Preserve at Sheridan is a proposed development of 16 luxury homes and a sports complex at 2247 South Berrys Chapel Road, Franklin, Tennessee. This project will have devastating effects on our neighborhood and our environment. We, the undersigned, oppose this project as presented and demand that the Mayor of Franklin, Tennessee, reject the rezoning and the proposed development project request of The Preserve at Sheridan. Here are some of the reasons why:

The proposed development known as The Preserve at Sheridan: 52+ acres (consisting of 3 parcels of land of which 2 are located in the County and one in the City wedged between the City limits and S. Berrys Chapel Rd) located at 2247 South Berrys Chapel Road, Franklin, Tennessee.

The 2 parcels (approximately 35 acres) which are located in the County would not allow this project as presented. The Annexation of the 2 parcels into the City allow a higher density.

Loss of the rural characteristics, charm, and special & unique identity to urban sprawl. The current neighborhood, adjacent to the City of Franklin's boundaries, is located in the County of Williamson. The subject neighborhood consists of large acreage parcels with animals, barns, old growth trees, water ways, ponds, rolling hills and small single lane roadways. The neighborhood does not have curbs, gutters, sidewalks, nor street lights. The neighborhood should not lose its identity to become more urban sprawl.

Annexation, zoning change, PUD overlay, exceptions and variances, UNACCEPTABLE.

Flawed Traffic Study Report and lack of implantation of recommendations, UNACCEPTABLE.

EIR Report incomplete and flawed. UNACCEPTABLE

Planning staff CONDITIONS not addressed, completed, or ignored. UNACCEPTABLE

Lack of notification and communication

Approvals PRIOR to WITHOUT AUTHORITY prior to Annexation, UNACCEPTABLE

Curbs, Gutters, Sidewalks, and Street light on S. Berrys Chapel Road is not compatible with this rural setting.

Plans call for adding 2 entrances from the Development onto S. Berrys Chapel with 2 way stop signs at each entrance. Adding stop signs on S. Berrys Chapel in front of this Development is ridiculous.

Development should be compatible with the current County design and zoning of the existing/adjacent. County neighborhood to avoid losing part of its appeal, charm, and identity. This neighborhood is rare and historical. The proposed development does not meet this standard of the County setting. While the proposed development design is simply another "City" development. This is not a responsible design or approach to development in this neighborhood/location.

SAFETY CONCERNS with the increased traffic on a small narrow winding and rolling County road with difficult intersections at both ends of S. Berrys Chapel Road at Franklin Road (US 31) and Lynnwood Way.

SAFETY CONCERNS with lack of FIRE PROTECTION & EMERGENCY SERVICES combined with non-addressed EIR issues with the FIRE ACCESS.

There are environmental concerns with the movement of waterways, natural habitat, animals, and removal of the large amount of Old growth Trees (over 11.5 Acres per plan).

Sports Complex aspect within the project which seems to be not addressed fully.

The neighborhood understands development and growth is inevitable and is demanding to have responsible development and growth in its design and character to maintain the rural characteristics, charm, and identity.

DO NOT APPROVE THIS PROPOSED DEVELOPMENT AS PRESENTED.

We love our neighborhood, and we want to protect it for ourselves and for future generations. We urge the Mayor of Franklin, Tennessee, to listen to our voices and reject the rezoning and the development project request as presented of The Preserve at Sheridan. Thank you for your support.
