[Sandtown] Special Use Permit - 2010U-0003, Boat Rock Christian School, 1393 Boat Rock Road

Sandtown Community objects to the rezoning of land at 1393 Boat Rock Road, Boat Rock Christian Academy. The land is currently zoned R3 SubA Residential. This property is directly in the back of the Sandtown Center Community and in the midst of a sharp curve directly across from Easton Drive. This location is dangerous and it is an inappropriate location for any type of business.  


Here are some of the causes:  

  • Schools can create a nuisance value for residential groups who live immediately adjacent to them (11 homes in our neighborhood). While it is desirable to live near a school (if it is a good one and you have children), it is generally undesirable to live too close to them, across the street or within one block of a school because of noise and traffic.  
  • Being too close to the school and boxed in by traffic jams can hurt the resale value of your home.  
  • Lower property values will mean less money for our schools and local government.  
  • New owners of an empty school could petition to open up another business in the facility since it would be zoned for non-residential use.
  • Sandtown Center Blvd was not a through street, however, this development will force the street to be opened up to Boat Rock Rd which can potentially cause more traffic in our subdivision, parking on our streets because of limited parking at the school, and easy access and getaway for potential burglars.  
  • We, the undersigned, are concerned citizens who urge our leaders to act now not to rezone the Boat Rock Christian Academy school in our residential area.
