Botetourt County is known for its scenic views and welcoming neighborhoods. Help us keep Botetourt scenic and not filled with high density homes on small lots. This petition is to keep Botetourt County Section 88, Parcel 94 (Greenfield Street) from becoming R3 zoning with zero lot lines, with small lots and no proffers. We are for development. Right now it is farm land, with wetlands and wildlife. To blend with the sourroundings this development needs to have larger lots, which would then mean less homes. Please stand with us as we fight to keep this 170 homes on 79 acres called Magnolia Meadows from becoming a reality.

R3 zoning is simply incompatible with the surrounding neighborhood. I am also highly concerned that no proffers whatsoever are being provided by the developer.
Too many prospective residences in a small area that will not compliment the existing community nor be a contribution to the broader goals of the County Comprehensive Plan. Growth through haphazard housing in Botetourt County should not be a substitute for of positive, planned development. The latter can be a foundation for the betterment of the County as a whole.
Density of homes is too high. Along Greenfield St. , the developers are proposing 27 homes. Directly across the street, along the same road frontage, there are 14 homes. Also, the proposed lots are not as deep so visitors will have to park on Greenfield St. Not acceptable.
170 houses on 78 acres is too much! Considering how much acreage must be devoted to roadways, open space and storm water management the true ratio may be 170 houses on 40 acres! I feel this density is extreme.
Quality of the houses will not be comparable and compatible to the houses in the surrounding area. Density is too high and will be problematic with the quality of existing infrastructure; road, water, storm water drainage as well as schools
Oppose rezoning. Should be the same zone as my current zone on Ashby Drive.
My family and I have lived around the world. We chose to return and make our home here. We’re in danger of losing what makes our community special. We’re moving at breakneck speed for more and more development. Why? Who benefits? At what cost to the rest of us? We don’t need Roanoke North in Botetourt County.

When the R1 homes of Ashley have been built, strict guidelines and restrictions were followed. The consideration of R3 homes in the middle of our development should not even be a consideration. The planning commission should protect the value of our homes. That is why there is a commission and zoning regulations.
