We the owners of the Baja Finiesterra community urge the board members to immediately take action to replace the company (Seabreeze) in charge of managing our community. Consistent negligence and delay in performing monthly inspections and associated maintenance according to Term 3.6 of our community contract with this management company has and will continue to cause irreversible damage to our common areas, will put a financial burden on our community, and will put the safety of our neighbors at risk.
Since Seabreeze has failed to respond to our request to provide evidence of performing routine monthly inspections according to Term 3.6 of our contract that we are being charged for, we urge the board to bring a qualified management company that would be able to help our board and community maintain standards according to the Davis-Stirling Act as soon as possible.
Term 3.6 of Contract :
3.6 Seabreeze will inspect property common areas and facilities once per month. The purpose of these inspections is to:
3.6.1 Identify maintenance and care problems;
3.6.2 Identify other deficiencies in the common areas or facilities;
3.6.3 Document violations for Board action.

Seabreeze needs to be held responsible for their negligence and mismanagement of funds. They are the worst management company I have witnessed.
These management didn't take care of the community and this not clear where the HOA money going and the hiring construction process is not acceptable!
Very disappointed with Seabreeze
I like to change the Seabreeze management and remove all the board of directors from the HOA.
