The nearly 15-acre Reynolds property at 831 Route 35 in Cross River is a rare opportunity to preserve open space adjoining Ward Pound Ridge Reservation and the Cross River. A proposal to build a 14-lot subdivision on this property is currently before the Lewisboro Planning Board.
Preservation would protect wildlife habitat and the Cross River/Croton watershed, preserve the historic and rural character of Cross River, strengthen the conservation buffer around Ward Pound Ridge Reservation, maintain the opportunity for improved local access to the Reservation, and avoid additional traffic, roadway-safety and emergency-access concerns associated with development.
I support permanent preservation of the Reynolds property and urge our public officials and conservation partners to pursue every reasonable opportunity to protect it.
Once subdivided and developed, the opportunity to preserve this land as a whole will be lost forever.

Preserve open and natural spaces Avoid adding more traffic to already busy Hwy 35
As President of the Lewisboro Land Trust I am committed to the conservation of open space and firmly support efforts to stop the over development of this property.
The proposal to build a 14 lot subdivision on this property is in direct conflict with the Town of Lewisboro's Vision Statement, updated in 2024 for the next 10 years, which included points to "Continue to maintain its rural and open character...," "Pursue an environmentally sustainable future by protecting and enhancing existing natural and historic resources..." and its goals-Protect, preserve, promote, and improve access and connectivity to Lewisboro'sexisting natural resources.
Having the most property adjacent to this development, I am very concerned about how the construction of 5 houses along my border will affect my well water and the 40+ foot trees that line both our properties. People move here for the privacy and bucolic look. This development is completely out of character with our town.
Desire to preserve open space in this wonderful area. Already too much traffic on 121 Heavy water and power usage Large sewage load
I have been living on Route 35 in Cross River for 29 years, traffic is already crazy and a new development would make it worse. We must keep the open land for wildlife.
Preserving this land will insure the open space needed for environmental reasons.

My understanding is this land was never intended to be sold for development. It is precious, wild land, adjacent to the Pound Ridge Ward reservation, and it supports significant wildlife. The notion of felling yet more trees, clearing yet more land to build no less a gated luxury community, each house with its own pool, is so deeply antithetical to the character of Lewisboro. Please do not allow this development to move forward in this form. Vastly fewer homes, more open spaces. Thank you,
