The nearly 15-acre Reynolds property at 831 Route 35 in Cross River is a rare opportunity to preserve open space adjoining Ward Pound Ridge Reservation and the Cross River. A proposal to build a 14-lot subdivision on this property is currently before the Lewisboro Planning Board.
Preservation would protect wildlife habitat and the Cross River/Croton watershed, preserve the historic and rural character of Cross River, strengthen the conservation buffer around Ward Pound Ridge Reservation, maintain the opportunity for improved local access to the Reservation, and avoid additional traffic, roadway-safety and emergency-access concerns associated with development.
I support permanent preservation of the Reynolds property and urge our public officials and conservation partners to pursue every reasonable opportunity to protect it.
Once subdivided and developed, the opportunity to preserve this land as a whole will be lost forever.

The proposal to build a 14 lot subdivision on this property is in direct conflict with the Town of Lewisboro's Vision Statement, updated in 2024 for the next 10 years, which included points to "Continue to maintain its rural and open character...," "Pursue an environmentally sustainable future by protecting and enhancing existing natural and historic resources..." and its goals-Protect, preserve, promote, and improve access and connectivity to Lewisboro'sexisting natural resources.
Having the most property adjacent to this development, I am very concerned about how the construction of 5 houses along my border will affect my well water and the 40+ foot trees that line both our properties. People move here for the privacy and bucolic look. This development is completely out of character with our town.
