No Rate increases for Chelsea Estates
The management company and Chelsea Estates Board want to increase your monthly fee to approximately $100.00. We do not have a guarded community, community pool or park. There is nothing but trees and rocks. Why the need for the increase? So the management company can make more money? The landscaping company can make more money? It’s the boards job to keep our rates affordable. They have raised it repeatedly. Help stand up for affordability. Tell them NO on increasing rates.

The Board has made mistakes with fire dept mandated signage, that cost us money to take them down and put back up. Un wanted pathways in common areas. They spend the money like it’s theirs and not the communities. STAND UP
Need to know exactly why they are increasing the HOA fees! Are we getting a pool , a park, or getting a better gate system? Then take a general vote!
I am formally requesting a review of the recent increase in HOA fees, as there have been no community enhancements or capital improvements to justify such an adjustment. Furthermore, the persistent malfunctions of the front entry gates remain a significant concern that requires immediate attention.
The current management has mismanaged our community and wants every homeowner to carry that burden and I do not agree, we don not get $80 value so why $90 or $100? Dead plants and trees, garbage, dog waste station broken directly in front of one of our exits, where does the embarrassing condition of the community stop.
Just saw an email stating that there has been misinformation about the board and management company spending and decisions. They offered a 2026 budget review when all the overspending occurred during 2025. Let’s talk about the pavement resurfacing that was half completed, the mandated signage that was taken down and put back up. Request 2025, 2026 budgets. Reveal the overspending

This increase should be put to a community vote, although I’m concerned that it won’t be. The HOA should provide a clear, detailed financial breakdown explaining why the increase is necessary and how the funds will be used. What services are we actually receiving that justify $80 per month, let alone an increase to $90 or $100? Homeowners deserve transparency, accountability, and a reasonable explanation before being asked to pay more.
