Over the years, we've watched our community thrive, maintaining a harmony between residential areas and the natural beauty around us. However, this harmony is currently under threat due to the proposed R4 medium density multifamily apartment complex near Heritage Park.
The introduction of a high-density residential complex will significantly alter the fabric of our community. The increase in population density is projected to lead to severe traffic congestion, which our local infrastructure is ill-prepared to handle. According to a 2022 traffic study, roads in similar neighborhoods have seen a 30% increase in traffic incidents following the development of such complexes. We do not want Olathe's roads to become unsafe for our families, children, and seniors, who rely on safe pedestrian pathways and roadways.
Moreover, the character and identity of our neighborhood are at risk. The proposed development is inconsistent with the scale and style of our existing homes. Neighbors express concerns that the influx of residents could lead to noise pollution and a decrease in the open green spaces that contribute to the leisurely and peaceful quality of life we currently enjoy. Data from the National Association of Realtors indicate that neighborhood character is a primary factor in property value stability. If this complex is built, our community may witness a decline that affects our local economy and our property investments.
While we recognize the importance of development and growth, it must be sustainable and consonant with our local needs. We urge the Planning Committee to deny the proposal.

Our area has a lot of traffic as it is. I don’t want apartments to add to it. Also, the beautiful open spaces are disappearing which is so sad to see.
Our home values are some of lowest in the Blue Valley School District. High occupancy apartments, literally in our backyard, drive property values down. Pflumm and 159th St would not be able to handle this huge influx in traffic. Apartment tentant turnover can also weaken a community. Renters don’t typically take the level of pride and care for the community as owners. Why the incessant push to develop every vacant plot of land? It’s ok to let some land remain green space.
City infrastructure is inadequate to support high volume apartment housing at this particular location. Traffic is already dense and dangerous at 159th and Pflumm and the streets struggle to accommodate the current amount of traffic. Also, we are concerned that it will negatively affect existing home values in neighboring subdivisions and introduce safety concerns for the neighborhood.
Too much traffic at an already congested area and no reason to get that green space such a cemented identity!

You may also want to look at https://zoning.building club.info/Kansas/olathe It appears to me, the "planners" have been busy creating and passing documents that "guide" (possibly provide ‘cover’ for council members ignoring the people standing in front of them) votes to change and approve all these "developments". Based on what I’ve read, Olathe is probably considered to have TOO MUCH single family residences and not enough mixed housing types plus being combined with nonresidential uses.
I agree with this petition. Additionally, as a person who crosses the roundabout from our neighborhood into Heritage Park I am gravely concerned about the safety. It is already an extremely dangerous crossing, and I have almost been hit several times because people don’t see the lit signs until they are already through them. It is extremely dangerous and someone is going to get badly hurt or killed.

I oppose the proposed R4 apartment complex near Heritage Park because I don’t think a high-density development is a good fit for this location. I’m concerned about the extra traffic and congestion, the strain on local infrastructure, safety, and the effect on the character of the surrounding neighborhoods and Heritage Park. I support responsible growth, but I think development here should fit in with the community rather than overwhelm it.
