We the undersigned, oppose zoning request Z-15 (2017) a proposed 45 home Open Space Community on the 34.4 acres on Acworth Due West Road / Stilesboro Rd.


The proposed density is not in keeping with the developed surrounding area.

Traffic is already congested at this intersection both at morning and evening peak travel times.

Bullard Elementary and Allatoona High School are currently under capacity and McClure Middle School is over capacity – but there are new subdivisions are under development that could impact these numbers.

The only road in and out for our subdivision and 4 others very close by is Acworth Due West Road. During rush hour, our entrance is blocked by a half mile backup from the nearest traffic light. This road can't be expanded and can't handle more traffic.

On Wed., April 26, traffic was 53 cars deep at the stop sign a couple blocks away from the proposed subdivision at evening rush hour. Please address the area's growing gridlock problem before considering a zoning change.

This request is out of line with most other developments in the community. The current infrastructure, roads in particular, are already stretched to capacity. As a former police officer and paramedic I have concerns with public safety response in addition to daily traffic issues.

West Cobb needs controlled growth and this is far from it. This project witll disrupt green space, impact water run off and add congestion to an already heavy traffic area. If this land is to be developed it should be done in accordance to similar existing developments and include a written plan for natural areas, water run off and housing density.

Traffic is terrible already! If these builders are granted permission, they need to invest in infrastructure before they walk away loaded and leave the community to pick up the tab on road and/or school expansion. So unfair!

The "Open Space" proposed in the site plan can not be built upon whether it's 20 homes or 45. Established residential to the north of this property are almost 1 acre lots and to the south up to 3 acres. This development needs to be compatible as stated in Code.

Traffic is already congested at this intersection, as many have already voiced. Current zoning is important.
