As a resident of the area surrounding the proposed development of the parcel on the corner of Wagon Wheel and Old Vegas Trail, I willfully sign this petition acknowledging that this parcel may only be developed without Conditions of Use permits agreed to by the City of Henderson. As a home owner in this area, I accept the fact that the parcel has been identified as Commercial, but should only be developed within the confines of the present zoning regulations in place.

In particular,

  • City code requires a 500’ separation from a residential dwelling unit and commercial building.
    We require this minimal distance to minimize noise, odor, and light pollution as well as fire safety.
    We purchased our property with the understanding that this provision of the code would be adhered to.
  • Water runoff may not be directed through a residential area.
    While the plan allows for drainage to be towards Wagon Wheel, the resulting flow goes through the residential area.

I have submitted a formal request for a meeting with the Henderson planning department to address the zoning discrepancies noted in our petition. My focus is on ensuring the developer adheres to the five hundred foot separation requirement and the drainage ordinances currently in place.

We also moved here for a reason, it is off the beaten path, just far enough from the strip to enjoy the natural landscape. If the zoning were already there ok, changing it now for convenience - not ok.

My wife and I have lived out here for 13.5 years and like this area because it is quite and there is no heavy traffic. I say no to the gas station and car wash, and if you are looking for special permits and zoning variances then I say no for all of it.

We have a gas station less than half a mile from that corner. No need for an additional one. Also part of the uniqueness of our community is the fact that we do not have heavy lighting and still continue to have a bit of privacy. I think this should be considered

We are pleased with the rural community that out neighborhood provides. Extra noise, lighting, fumes, traffic that this gas station will bring effects the equestrian/farm way of life. The shell gas station is just on the other side of the freeway and manages the volume just fine. Please do not approve.

As a resident I do not want this property developed as currently planned. We live here because we want to be in a Rural Preservation area. Allowing waivers to current zone regulations goes directly against that.

i am against this development in our quiet area, this is not the place for a 24 hour business..the noise created by the car wash and drive thru business is not desired in our quiet neighborhood

As of June 2022, the property has apparently been sold to an unnamed developer for $6 million. The proposed motel that was planned last year has been abandoned as well.
