As of June 2022, the property has apparently been sold to an unnamed developer for $6 million. The proposed motel that was planned last year has been abandoned as well.

As a resident I am opposed to this proposal. There is no need for fast food, a convenience store or gas station on the corner of Wagon Wheel and Old Vegas Trail. Building here is redundant and unnecessary. It will reduce the quality of life in our neighborhood.

This is a not a good location for a business and more traffic and danger for the residents. If the buisness proposal is successful we will plan a boycott this business. This is the wrong place to build a gas station. Do not build a gas station in our neighborhood.

In reference to the city of Henderson allowing this land to be used for commercial use and as a resident of this area, I am appalled that the city would even let it be developed as the congestion it will cause, I will guess that NO ONE on the City BOARD will be effected due to the fact they don't live in this area and will not have to deal with the traffic and frustrations that this will cause. No sure as this is NOT rocket science and why the city is not preserving some of the beauty of the desert. NOT every spec of land needs to be developed, we as residents that moved up to this part of Henderson did so because it was away from all of "rat race" that they face down in the Green Valley part of Henderson. It not only brings the traffic congestion, it brings more people and that brings MORE CRIME as we have already been subjected to with the housing that has been allowed to be built out on Boulder Hwy. Please take into consideration we the public that lives in Section 27 and how your decisions will affect us for the years to come. Again none of this is ROCKET SCIENCE it just takes people that have been elected to stand up for what the public wants up in Section 27. Regards, D. Maves Henderson Resident in Section for 22 years

This proposal is not in keeping with the rural nature of this neighborhood. There are horse properties right across the street. This area is zoned the way it is for a reason. This developement does not serve the best interests of this neighborhood.

We also moved here for a reason, it is off the beaten path, just far enough from the strip to enjoy the natural landscape. If the zoning were already there ok, changing it now for convenience - not ok.

Say no to building anything that draws MORE PEOPLE & TRAFFIC. WE MOVED UP TO THIS AREA FOR A REASON. WOUKD You please stop trying to fill in every inch of natural landscape. Only the people that live here will have to put up with all of the inconvenience of more chaos... city of henderson do you really need to do this to our area????? No you don't! !!!!

I do not believe this will better our community but bring more traffic and noise and quite neighborhood and there is already a gas station available across the freeway and at the next exit. There is no need for one here.

As many others have already stated in this petition, there already exists a facility, just as this proposed one, right across U.S. 95, and another less than 4 miles up Boulder Highway. We don't need another one. Nor do we need the issues (i.e. increased crime, motor vehicle accidents, noise, and pollution) that accompany such facilities. If I wanted to live next to such a facility, I would have purchased a home next to one. Please vote NO!

Many of our surrounding neighbors have received our 1st round of flyers opposing these zoning changes. We apologize for having the wrong date of the planning commission meeting. The date is JULY 13, 2017. I truly believe we should have at least 1000 homeowners oppose this.
